Responsibilities

1. Oversee the daily operations of the maintenance department, including hiring, training, supervising, and evaluating staff and contractors.
2. Ensure compliance with all relevant codes, regulations, and policies to maintain a safe environment.
3. Develop and implement preventive maintenance programs for all equipment and facilities.
4. Respond promptly to maintenance requests and emergency situations.
5. Monitor quality of maintenance work and ensure adherence to standards.
6. Manage the maintenance department budget and supplies.
7. Maintain records of maintenance activities and inspections.
8. Serve as a point of contact for maintenance issues with staff, residents, and vendors.
9. Manage lifecycle of facility equipment, scheduling replacements and repairs.
10. Inspect and maintain building systems such as plumbing, HVAC, electrical, and mechanical.
11. Oversee contractors and ensure timely project completion.
12. Develop safety programs and ensure compliance with safety codes.
13. Maintain interior and exterior areas, install new equipment, and manage maintenance of tools and machinery.
14. Manage entry locking devices, inventory, and supplies.
15. Assist in establishing preventive maintenance programs and emergency preparedness.
16. Supervise fire and safety programs, conduct inspections, and respond to emergencies.
17. Ensure personnel follow safety procedures and maintain a safe environment.
18. Attend department meetings and coordinate with other departments for smooth operations.

Requirements and Qualifications

• At least 3 years of maintenance experience in a building such as a nursing home, apartment complex, or business facility.
• Leadership or management experience preferred.
• Knowledge of boilers, compressors, generators, and mechanical, electrical, plumbing systems.
• Understanding of building codes, safety regulations, and ability to read blueprints.
• Maintain confidentiality per HIPAA guidelines.
• Create a warm, patient, and cheerful environment.
• Active CPR/BLS certification required.
• Fluent in English (reading, writing, speaking).
• High school diploma or equivalent required.
