Job Description

• Works as a part of the property management team to deliver departmental goals, objectives, and systems.
• Maintains regular contact and builds solid working relationships with Property Managers and department leaders to ensure the highest level of customer service.
• Responsible for all preventative maintenance, necessary repairs, and maintenance to the building's mechanical, electrical, HVAC, and plumbing systems. Must be familiar with the location and have working knowledge of all building systems to ensure proper operations and respond to any abnormal conditions.
• Establishes schedules and conducts routine preventive maintenance on mechanical, electrical, HVAC, and plumbing systems, including lubrication, adjustments, cleaning, replacement of consumables, and periodic testing. Systems include air handling units, water pumping systems, cooling plants, and plumbing components. Also performs general building maintenance as needed.
• Responds to tenant requests related to safety, plumbing, mechanical, electrical, and environmental needs.
• Prepares and maintains maintenance logs and records.
• Follows all EPA and OSHA safety standards.
• Coordinates work with contractors, tenants, and management for outside work orders. Maintains logs of work order details and communicates regularly with the property manager.
• Performs all work to ensure tenant safety and continuous property operation.
• Familiar with and adheres to all written operating procedures related to the property.
• Assists in snow and ice removal operations, coordinating with outside vendors for plowing and salting.
• Maintains availability for overtime, emergency calls, and on-call duties.
• Performs other duties as assigned by the Property Manager.
