Job description

Essential Functions
  • Participate in special activities as required (e.g., safety committee, mentoring/orientation/new hires).
  • Maintain the community’s appearance by cleaning sidewalks, entrances, parking lots, and removing leaves, snow, and debris; inspect driveways for repairs; mow and edge lawns; care for trees, shrubs, and plantings; maintain sprinklers (if applicable) and fertilize as necessary.
  • Perform regular cleaning to keep the building presentable:
    • Entrance Vestibule – daily inspection and cleaning, vacuuming carpet, mopping tile, cleaning mats, glass, dusting, and wiping walls.
    • Lobby – general cleaning of walls, floors, light fixtures; empty trash receptacles; dust furniture and vacuum floors.
    • Hallways – vacuum carpets, stain removal, wipe/dust handrails, walls, doors, picture frames, light fixtures, and door frames; clean all glass.
    • Laundry Rooms – clean lint screens daily, remove trash, clear sink drains, mop/wax floors; dust all areas and window sills.
    • Elevators (where applicable) – clean doors inside and out, remove carpet stains, ensure tracks are free of dirt and dust.
    • Trash Rooms – inspect and clean daily, deodorize and disinfect chutes, remove trash to dumpster.
    • Stairwells (where applicable) – dust railings, clean light fixtures, mop floor landings.
    • Public Restrooms – inspect daily, empty trash, clean toilet, sink, mirror, and floors weekly or as needed.
    • Social Rooms – inspect and remove trash, vacuum floors, clean windows, light fixtures, dust furniture and bookshelves.
    • Office and Reception Area – daily cleaning to maintain a professional appearance.
  • Floor Maintenance – strip and wax floors as needed, in cooperation with Housekeeping staff and under Manager direction.
  • Apartment Reconditioning – clean and refurbish newly vacated units:
    • Inspect for plumbing, electrical, carpet, or tile issues and report for repair or replacement.
    • Prepare units for paint by removing fixtures, covering appliances, patching drywall holes.
    • Paint using basic brushes and rollers.
    • Thoroughly clean the apartment after painting.
  • Annual Apartment Inspections – work with the manager to inspect all units annually and perform needed maintenance promptly.
  • Emergency Procedures – uphold emergency maintenance protocols, respond to major problems/failures immediately, ensure resident and staff safety, coordinate with local authorities as necessary.
  • Miscellaneous Tasks – complete work orders issued by the Housing Manager, including:
    • Replace light bulbs; maintain water heaters; manage HVAC units; troubleshoot appliances (refrigerator, oven, washers, dryers, etc.); unclog or repair toilets and garbage disposals; perform minor plumbing and electrical repairs; check fire extinguishers; repair or clean carpets; install emergency communication units (CST); other duties assigned by the Housing Manager.
    • Coordinate with outside vendors/contractors for large or advanced maintenance projects.
  • Be on call 24/7 for emergency situations.
  • Assist with training other maintenance staff under the direction of the Housing Manager and Regional Manager.
  • Perform all other duties as assigned or directed.
Qualifications
  • High School Graduate or GED required.
  • At least one year of related experience.
  • Technical training or maintenance certifications helpful; must obtain and maintain all state and federal mandatory certifications for the occupation.
  • Valid driver’s license required if traveling between multiple locations.
  • General knowledge in electrical, plumbing, HVAC, landscaping, carpentry, and general maintenance.
  • Ability to use a wide variety of hand and power tools, and yard care equipment.
  • Strong interpersonal and communication skills.
  • Organizational and time‑management skills; ability to prioritize work.
  • Proactive problem‑solving ability and aptitude for preventive maintenance.
