Qualifications

  • High school diploma or GED required.
  • 1+ years of related maintenance experience preferred.
  • General knowledge of electrical, plumbing, HVAC, landscaping, carpentry and basic maintenance.

Responsibilities

  • Maintain an attractive community: sidewalks, entrances, parking lot, lawns, and surrounding areas.
  • Perform regular building maintenance: cleaning and upkeep of lobby, hallways, restrooms, and common areas.
  • Complete work orders from the Housing Manager and coordinate with staff for unit readiness.
  • Respond to emergencies and coordinate with authorities as needed.
  • Coordinate with outside vendors/contractors for large maintenance projects.
  • On-call 24/7 for emergencies; assist with training of maintenance staff.

Job Summary

The Maintenance position is responsible for maintaining all areas of the property and its surroundings in a professional manner and in good working order; completing work orders as requested by residents through the Housing Manager; troubleshooting all appliances throughout the property and resident units; coordinating with the office staff to prepare units for new residents.

Essential Functions
  • Participate in special activities as required (e.g., safety committee; mentoring/orientation/new hires)
  • Maintain an attractive community: cleaning sidewalks and entrance, sweeping, trash pick‑up and removal, cleaning parking lot and leaf removal, inspecting driveways and sidewalks for repair, mowing and edging lawns, maintaining tree, shrub and planting care, removing snow on parking lot and sidewalks, maintaining sprinkling system (if applicable), fertilizing as needed
  • Perform regular building maintenance: daily inspection and cleaning of entrance vestibule (vacuum carpet, mop tile, clean mats, clean glass, dust, wipe walls); general cleaning of lobby walls, floors, light fixtures, trash receptacles, dust furniture and vacuum floors; hallway cleaning (vacuum carpets, remove stains, wipe/dust handrails, walls, doors, picture frames, light fixtures, door frames, clean glass); laundry rooms (clean lint screens, remove trash, clear sink drain, mop/wax floor, dust areas and windowsills); elevators (clean doors inside and out, remove carpet stains, keep tracks free of dirt); trash rooms (inspect, clean, deodorize, disinfect chutes, remove trash to dumpster); stairwells (dust railing, clean light fixtures, mop floor landings); public restrooms (inspect daily, empty trash, clean toilet, sink, mirror, floors weekly or as needed); social rooms (inspect, remove trash, vacuum floors, clean windows, light fixtures, dust furniture, bookshelves); office and reception area (daily cleaning to maintain professional appearance)
  • Floor maintenance: strip and wax floors as needed, under direction of Manager and in cooperation with Housekeeping staff
  • Apartment reconditioning: clean and refurbish newly vacated units, inspect for maintenance problems, prepare for painting (remove fixtures, patch holes, cover appliances), paint apartments, perform needed maintenance work promptly, conduct annual apartment inspections with Manager
  • Emergency procedures: uphold emergency maintenance procedures, respond immediately to major problems, ensure safety of residents and staff, coordinate with local authorities as necessary
  • Miscellaneous duties: complete work orders issued by Housing Manager, including replacing light bulbs, maintaining water heaters, managing HVAC units in apartments, troubleshooting appliances, unclogging toilets and garbage disposals, minor plumbing and electrical repairs, checking fire extinguishers, carpet repair/cleaning, installing CST units, other duties as assigned
  • On‑call 24 hours a day, 7 days a week for emergency situations
  • Coordinate with outside vendors/contractors for large or advanced maintenance projects
  • Assist with training other Maintenance staff under direction of Housing Manager and Regional Manager
  • Perform all other duties as assigned or directed

Education & Experience

  • Ability to quickly identify and solve problems.
  • Ability to perceive and recommend preventative maintenance measures.
  • Must obtain and maintain mandatory state and federal requirements and certifications for practice or occupation.
  • A valid driver’s license is required if assigned to travel between multiple locations.
