  • Emergency procedures: follow maintenance protocols and coordinate with local authorities as needed.
  • On‑call 24/7 for emergencies and coordinate with external vendors for larger projects.

Maintenance Position – Columbus Colony Housing 1

The Maintenance Technician is responsible for maintaining all areas of the property and its surroundings in a professional manner and in good working order. Responsibilities include completing work orders as requested by residents through the Housing Manager, troubleshooting appliances, and coordinating unit preparation for new residents.

Responsibilities
  • Exterior maintenance:
    • Clean sidewalks, entrance, parking lot, and remove trash, snow, and leaves.
    • Inspect driveways and sidewalks for repairs.
    • Mow and edge lawns; care for trees, shrubs, and planting.
    • Maintain sprinkling system (if applicable) and fertilize as needed.
  • Interior cleaning and upkeep:
    • Daily inspection and cleaning of the entrance vestibule: vacuum carpet, mop tile, clean mats, glass, dust, and wipe walls.
    • General cleaning of lobby walls, floors, light fixtures, furniture, and trash receptacles.
    • Vacuum hallways, remove stains, wipe handrails, walls, doors, picture frames, light fixtures, and clean glass.
    • Clean laundry rooms: lint screens, drains, floors, dust, and windowsills.
    • Clean elevators (if applicable): doors, floors, tracks.
    • Inspect and clean trash rooms, deodorize, disinfect chutes, and dispose trash.
    • Dust stairwells, clean follicles, mop floor landings.
    • Inspect public restrooms daily and clean toilets, sinks, mirrors, and floors weekly.
    • Inspect and clean social rooms: remove trash, vacuum floors, clean windows, fixtures, furniture, and bookshelves.
    • Daily cleaning of office and reception areas to maintain a professional appearance.
  • Floor maintenance:
    • Strip and wax floors as needed under guidance of the Manager and in cooperation with housekeeping.
  • Apartment reconditioning:
    • Inspect vacant units for maintenance issues (plumbing, electrical, carpets, tiles).
    • Prepare units for painting: remove fixtures, switch covers, patch drywall, protect carpet.
    • Paint with basic brushes and rollers, ensuring thorough cleaning afterward.
  • Annual inspections: work with the Manager to inspect all units annually and perform required maintenance promptly.
  • Emergency procedures: uphold emergency maintenance protocols, respond to major failures, ensure safety of residents and staff, and coordinate with local authorities.
  • Miscellaneous duties:
    • Complete work orders issued by the Housing Manager—replace light bulbs, maintain water heaters, manage HVAC units in apartments, troubleshoot appliances, unclog toilets and disposals, perform minor plumbing and electrical repairs.
    • Inspect fire extinguishers, perform carpet repair/cleaning, install emergency communication units.
  • On‑call 24 hours a day, 7 days a week for emergency situations.
  • Coordinate with outside vendors/contractors for large or advanced maintenance projects.
  • Assist in training other maintenance staff under direction of the housing and regional managers.
  • Set and uphold the annual maintenance budget in coordination with the Manager.
Qualifications
  • High School Graduate or General Education Development (GED) – required.
  • At least one (1) year of related experience.
  • Technical training or maintenance certifications helpful; must obtain and maintain all mandatory state and federal requirements and certifications.
  • Valid driver’s license required if traveling between multiple locations.
Other Requirements
  • General knowledge and experience in electrical, plumbing, HVAC, landscaping, carpentry, and basic maintenance.
  • Proficiency with a wide variety of hand and power tools and yard care equipment.
  • Strong interpersonal and communication skills, ability to organize and prioritize work.
  • Good time‑management skills and ability to quickly identify and solve problems.
  • Ability to perceive and recommend preventative maintenance measures and adhere to terms in the United Church Homes Employee Handbook.
