The Maintenance position is responsible for maintaining all areas of the property and its surroundings in a professional manner and in good working order; completing work orders as requested by residents through the Housing Manager; troubleshooting all appliances throughout the property and resident units; coordinating with office staff to prepare units for new residents.
Essential Functions
- Participate in special activities as required (e.g., safety committee; mentoring/orientation/new hires).
- Maintain an attractive community by cleaning sidewalks, entrances, sweeping, trash pickup and removal, cleaning parking lot and leaf removal, inspecting driveways and sidewalks for repair, mowing and edging lawns, maintaining tree, shrub and planting care, removing snow on parking lot and sidewalks, maintaining sprinkling system (if applicable), fertilizing as needed.
- Maintain the appearance of the building on a regular basis, including:
- Entrance Vestibule – daily inspection and frequent cleaning (vacuum carpet, mop tile, clean mats, glass, dust, and wipe walls).
- Lobby – general cleaning of walls, floors, light fixtures; empty trash receptacles; dust furniture and vacuum floors.
- Hallways – vacuum carpets; remove carpet stains; wipe/dust handrails, walls, and door frames; dust picture frames, light fixtures, and door frames; clean all glass.
- Laundry Rooms – clean lint screens in dryers daily; remove trash; clear sink drains; mop/wax floor; dust all areas and windowsills.
- Elevators – clean doors inside and out; remove carpet stains; ensure tracks free of dirt and dust.
- Trash Rooms – inspect and clean daily; deodorize and disinfect trash chutes/area; remove trash to outside dumpster.
- Stairwells – dust railings; clean light fixtures; mop floor landings.
- Public Restrooms – inspect daily; empty trash containers; clean toilet, sink, mirror, and floors weekly or as needed.
- Social Rooms – inspect and remove trash; vacuum floors; clean windows; clean light fixtures; dust furniture and bookshelves.
- Office and Reception Area – daily cleaning to maintain a professional appearance.
- Floor Maintenance – strip and wax floors as needed, under the direction of the Manager and in cooperation with Housekeeping.
- Apartment Reconditioning – clean and refurbish newly vacated units (check for plumbing/electrical problems, floor/tile replacement, report to Manager); prepare vacant unit for painting (remove fixtures, patch holes, cover appliances and carpet); paint apartment with basic paint; thoroughly clean apartment.
- Annual Apartment Inspections – work with Manager to inspect all units annually and perform needed maintenance promptly.
- Emergency Procedures – uphold emergency maintenance procedures; immediately respond to major problems/failures; ensure safety of residents and staff; coordinate with local authorities as necessary.
- Miscellaneous Work Orders – replace light bulbs; maintain water heaters; manage HVAC units; troubleshoot appliances; unclog/repair toilets and garbage disposals; minor plumbing/electrical repairs; check fire extinguishers; carpet repair/cleaning; install emergency communication units; coordinate with outside vendors/contractors for large or advanced projects; on-call 24/7 for emergencies; set and uphold annual maintenance budget; assist in training other Maintenance staff; perform all other duties as assigned.

Education, Experience & Certifications
- Education: High School Graduate or General Education Degree (GED) – required.
- Experience: One (1) or more years of related experience – required.
- Certifications & Licenses: Technical training or maintenance certifications helpful; must obtain and maintain mandatory, state and federal requirements and certifications for practice or occupation; valid driver’s license required if assigned to travel between multiple locations.
- Other Requirements: General knowledge and experience in electrical, plumbing, HVAC, landscaping, carpentry, basic maintenance; adept at using a wide variety of hand and power tools, yard care equipment, etc.; strong interpersonal and communication skills; ability to organize and prioritize work; good time management skills; ability to quickly identify and solve problems; ability to perceive and recommend preventative maintenance measures; must adhere to all terms and conditions set forth in the United Church Homes Employee Handbook.
