Heather Gardens Association in Aurora, CO is seeking a dependable Maintenance Associate for the overnight shift (10:00 P.M. – 6:30 A.M.).

The role includes responding to overnight maintenance needs, completing work orders, and performing routine repairs to keep a 55+ residential community safe and well-maintained. You will handle carpentry, plumbing, electrical tasks, and general upkeep, while coordinating with a small team and escalating complex issues as needed.

Qualifications

• High school diploma or equivalent required.
• Two or more years of related maintenance experience preferred.
• Demonstrated ability to troubleshoot and independently complete routine maintenance and repair work.
• Sound judgment and ability to determine when to escalate issues.
• Valid Colorado driver’s license and satisfactory driving record.
• Ability to read, write, and understand English.

Position Summary

Heather Gardens Association is seeking an experienced, dependableMaintenance Associate to support our community during the overnight shift.

This position is responsible for responding to overnight maintenance needs, completing open work orders, performing routine repairs, and managing assigned preventive maintenance, seasonal maintenance, inspections, and special projects.

Because this position works primarily during hours when limited maintenance staff are on site, the successful candidate must be comfortable working independently, assessing maintenance issues, completing routine repairs without direct supervision, and determining when an issue should be escalated.

Key Responsibilities

• Perform general building maintenance and repairs, including minor carpentry, patching, caulking, painting, flooring, stair, handrail, door, lock, and window repairs.
• Complete basic plumbing repairs involving drains, faucets, traps, and valves.
• Perform minor electrical work such as replacing switches, outlets, lighting fixtures, fuses, and smoke detectors.
• Assist with or respond to HVAC, boiler, air handler, and other building-system issues within the scope of experience and training.
• Respond to overnight maintenance calls and determine the appropriate course of action.
• Complete open work orders accurately, safely, and timely.
• Manage and complete assigned daily, weekly, monthly, quarterly, and seasonal preventive maintenance tasks.
• Perform scheduled inspections and routine upkeep of buildings, common areas, equipment, fixtures, and building systems.
• Complete seasonal maintenance projects and readiness checklists.
• Perform special maintenance projects during periods between service calls and priority work orders.
• Identify minor maintenance needs during routine inspections and address or document them for follow-up.
• Maintain accurate work-order records, logs, inspection records, and preventive maintenance documentation.
• Maintain tools, equipment, and work areas in a clean and safe condition.
• Recognize issues requiring additional technical expertise or management attention and elevate appropriately.
• Perform other duties and special projects as assigned.

Qualifications

• High school diploma or equivalent required.
• Previous building maintenance, facilities maintenance, or related experience required.
• Two or more years of related maintenance experience preferred.
• Demonstrated ability to troubleshoot and independently complete routine maintenance and repair work.
• Sound judgment and ability to determine when an issue can be resolved independently and when it should be escalated.
• Valid Colorado driver’s license and satisfactory driving record.
• Working knowledge of common building maintenance practices, hand tools, and basic power tools.
• Ability to read, write, and understand English.
• Ability to follow work orders, procedures, safety requirements, and written and verbal instructions.
• Ability to work independently while also functioning effectively as part of the Maintenance team.
• Dependable attendance and ability to consistently work the scheduled overnight shift.
• Ability to perform physical work including lifting, bending, climbing, walking, standing, and working indoors and outdoors.

Compensation

Base Pay:$19.00–$22.00 per hour
Night-Shift Differential: +$2.50 per hour
Effective Night-Shift Pay: $21.50–$24.50 per hour
