Job summary

Inspired Living at Tampa is seeking a Maintenance Assistant (Part-Time) to support operations at 5130 Kelly Rd, Tampa, FL 33615. The role encompasses general maintenance, service, and repair of interior and exterior areas in alignment with current standards and company policies.

Qualifications

• High School diploma or equivalent.
• 1-3 years of related experience or training.
• Knowledge of building equipment, building codes, HVAC, plumbing, electrical in healthcare facilities.
• Excellent verbal and written communication skills.
• Able to communicate verbally in person and over the phone.

Responsibilities

• Maintains scheduled and unscheduled maintenance on HVAC, elevator, fire and sprinkler equipment, generator, landscape, kitchen equipment, and emergency pull cord equipment.
• Performs general maintenance projects including plumbing and electrical work, carpentry, painting, and equipment repair.
• Responds to maintenance requests by residents for repairs in rooms, including plumbing, electrical, heating, and light bulbs.
• Repairs and maintains vacated rooms, including painting walls and cleaning carpets.
• Ensures walls, floor coverings, doors, and woodwork in common areas are properly maintained.
• Maintains communication with local fire marshal, building inspector, elevator inspector, and other jurisdictions.
• Repairs walls, floors, doors, and woodwork in common areas.
• Assesses plumbing and electrical problems and determines best corrective action.
• Works within local and state codes; documents safety issues and SDS as needed for hazardous chemicals.
• Assesses property damage and files damage claims as per policy.
• Responds to management/community emergencies as needed.
• Performs other duties as assigned.

The Maintenance Assistant performs the general operating maintenance, service, and repair of the interior and exterior of the assigned community in accordance with current federal, state, and local standards/regulations and company policies.

Responsibilities:

1. Maintains scheduled and unscheduled maintenance on, but not limited to: HVAC, elevator, fire and sprinkler equipment, generator, landscape, kitchen equipment, and emergency pull cord equipment.
2. Performs general maintenance projects as scheduled or assigned, including installations and repairs involving plumbing and electrical equipment, carpentry work, painting, and equipment repair.
3. Responds to maintenance requests by residents for items needing repair in their rooms, including repairing plumbing, electrical, heating, and replacing light bulbs.
4. Repairs and maintains vacated rooms in a timely manner. This includes painting walls and cleaning carpets.
5. Ensures that walls, floor coverings, doors, and woodwork in the common areas of the community are properly maintained.
6. Maintains positive communication with local fire marshal, building inspector, state elevator inspector, and any other jurisdictions governing the community.
7. Repairs walls, floor coverings, doors, and wood work in the common areas of the community.
8. Assesses all plumbing and electrical problems within the community and determines the best course of action to correct the problem.
9. Works within the legal scope of local and state codes. Documents safety issues as well as physical plan deficiencies related to local, county, state and federal guidelines. Reviews safety data sheets (SDS) as requested for potential exposure to hazardous chemicals and takes necessary precautions.
10. Assesses property damage and file property damage claims in accordance with company policy.
11. Responds appropriately to management and/or community emergencies by assisting as needed.
12. Performs other duties as assigned.

Required Skills and Experience:
