Job summary

Meadowbrook Respiratory and Nursing Center in Holmdel Township, NJ is seeking a skilled facilities maintenance professional. You will help ensure Life Safety Code compliance, coordinate preventative and unplanned maintenance, and supervise work by outside vendors.

Responsibilities

• Ensures the facility remains in compliance with all federal, state and local regulations for Life Safety Code compliance.
• Participates in planning, directing, participating in, and supervising preventive and unplanned maintenance and repair activities (painting, plumbing, carpentry, HVAC, electrical).
• Assists with supervision of outside vendors and contracts/work orders.
• Assists with the facility Fire Safety program in accordance with the Life Safety Code and HC Facilities Code, including fire drills and safety training.
• Assists with OSHA trainings and compliance across multiple standards, including incident reporting, bloodborne pathogens, and PPE.
• Assists with Emergency Preparedness Plan development and testing through drills and training.
• Implements preventive maintenance tasks and documents instructions for facility systems and office equipment.
• Assists in standardizing maintenance methods and ensuring regulatory compliance.
• Assists with reading blueprints to monitor electrical, HVAC, and other systems.
• Assists with operating and assessing facility machinery and equipment; other onboarding duties may be assigned.

Job description

Major Duties and Responsibilities

Ensures the facility remains in compliance with all federal, state and local regulations for Life Safety Codecompliance.

Participates in proper planning, direction, participation, and supervision of both preventative and unplannedmaintenance and repair activities in the facility, which includes painting, plumbing, carpentry, HVAC, and electricalwork.

Assists with ensuring that services performed by outside vendors are properly completed/supervised in accordancewith contracts/work orders.

Assists with ensuring the facility’s Fire Safety program complies with the 2012 version of the Life Safety Code andHealth Care Facilities Code. Includes but is not limited to required fire drills, training on the facility’s fire safety plan,safe use of oxygen, electrical safety.

Assists with ensuring the facility’s compliance with multiple OSHA standards. Some of OSHA’s required trainingsoverlap with fire safety requirements. Additional required trainings may include but are not limited to those related toreporting of work-related incidents, bloodborne pathogens-hazardous waste removal, hazard communication,personal protective equipment, and ergonomics.

Assists with the development and implementation of the facility’s Emergency Preparedness Plan. A training programmust reflect the risks identified in the facility’s risk assessment so that staff can demonstrate knowledge of emergencyprocedures. Drills and exercises are required to test the effectiveness of the traininImplements preventive maintenance tasks, document instructions and procedures for the preventative maintenance offacility and utility components and office equipment, as well as, mechanical, air conditioning, heating, and electricalsystems, etc.

Assists in standardizing the methods in which maintenance tasks will be performed.

Assists with ensuring the facility’s compliance with the law and other regulatory terms such as safety and buildingcodes.

Assists with reading and interprets blueprints in order to monitor the upkeep of electrical, HVAC, and other systems.

Assists with running, operating, and assessing technical aspects of facility machinery, equipment, and buildings.
