Job Description

Scope and Purpose:
Responsible for the overall performance of maintenance as directed by on-site management. Assists with ongoing preventive maintenance programs and maintenance material and storage to ensure proper apartment community operations. Cooperates with the Manager and staff to promote practices that result in productive work, good attitude, quality workmanship, accident prevention, conservation of materials, and timely work completion.

Available for overtime work as required.

Reports to:
Manager

Duties and Responsibilities:

Assistants and make-ready personnel are not required to have certifications but must have training in basic maintenance functions.

· Prepare apartments for new tenants.

· Properly store and preserve maintenance supplies to facilitate access and reduce waste, damage, and loss.

· Maintain a clean and organized maintenance area.

· Assist in inventory management and submit supply requisitions to the manager as needed.

· Perform daily grounds cleanup, dumpster checks, and trash pickup.

· Clean sidewalks, stairways, pools, and other areas requiring attention.

Appearance:

Dress appropriately in the uniforms provided by U. L. Coleman Properties, Ltd. Maintain good grooming at all times. Hair should be neatly trimmed; uniforms should be neat and clean.
