Job description

The overall purpose of the Maintenance Assistant position is to support the Maintenance Director in maintaining the community's physical plant. This role involves performing electrical, plumbing, carpentry, HVAC, refrigeration, and other technical tasks, while ensuring compliance with all relevant safety codes.

Position: Monday-Friday, with potential weekends or nights as needed.

Qualifications:

  • Minimum of three (3) years of maintenance-related experience.
  • Ability to read, write, and speak English; valid driver’s license required.
  • High school diploma or GED.
  • Proficiency with maintenance tools and equipment.
  • Knowledge of mechanical, electrical, refrigeration, and safety codes.
  • Experience in building maintenance, cleanliness, and repairs.
  • Experience working with senior/geriatric populations is a plus.
  • Customer service-oriented attitude and friendly demeanor.
  • Willingness to be on call for emergencies, as the community operates 24/7.

Primary Responsibilities:

  • Perform routine groundskeeping, including mowing, trimming, and cleaning.
  • Conduct repairs and maintenance on the facility and equipment, including plumbing, electrical, carpentry, and mechanical tasks.
  • Maintain safety and fire prevention practices.
  • Ensure the facility is in good repair, clean, and safe.
  • Replace lighting and perform housekeeping in high areas.
  • Service heating and cooling systems per manufacturer instructions.
  • Replenish maintenance supplies as needed.
  • Respond promptly to emergency breakdowns.
  • Collaborate with staff to maintain a safe environment for all.
  • Prepare vacated rooms within 72 hours for new residents.
  • Report concerns regarding building wear and tear, cleaning, or deodorizing needs.
  • Inspect and test fire alarm and emergency systems, maintaining records.
  • Implement efficiency programs to reduce waste and expenses.
  • Inspect and maintain HVAC systems seasonally and pre-season.
  • Keep repair logs and address issues promptly.
  • Maintain mechanical rooms, drain areas, and waste management systems.
  • Transport residents as directed.
  • Perform other duties as assigned.
