Job summary

The Vered of Encino is seeking a Maintenance Assistant/Technician to troubleshoot and repair residential apartment and public area systems, including electrical, plumbing and HVAC. This full-time, non-exempt role requires hands-on semi-skilled work and meticulous attention to detail to keep common areas and units safe and functional.

You will respond to emergencies, perform preventive maintenance, process work orders, coordinate with residents and staff, and be flexible for on-call overtime

Qualifications

• Must possess working knowledge of residential building maintenance including plumbing, electrical, flooring and appliances.
• Must have knowledge of HVAC.
• Must be able to effectively communicate with residents and staff.
• Must function under general supervision.
• Must be flexible and have integrity.
• Must possess the ability to work effectively with residents and staff.
• High School diploma or GED.
• 3–5 years of maintenance experience in a Senior Living or Residential Apartment environment.

Responsibilities

• Perform routine and emergency repairs in residential apartments and public areas including correcting electrical malfunctions, repairing and replacing plumbing fixtures, pipes and fittings, repairing and replacing light bulbs and fixtures, and repairing doors and locks.
• Perform necessary maintenance of HVAC equipment as assigned.
• Perform all necessary scheduled preventive maintenance procedures on designated equipment.
• Respond to emergency calls for system and equipment failure.
• Complete all work orders in a timely manner with detailed information.
• Assist other maintenance personnel in the completion of various projects or repairs.
• Assist in maintaining proper levels of material/supplies to ensure timely task completion.
• Be expected to work scheduled and on-call overtime including weekends, holidays, evenings and nights.
• Perform additional duties as requested to ensure efficient operation.
• Attendance is essential; maintain dependability and punctuality.

General Summary

The Maintenance Technician is responsible for troubleshooting and intermediate repair of apartment and public areas utility systems including electrical, plumbing and HVAC along with overall upkeep of residential apartments and public areas through responsive, accurate and efficient maintenance. This will be accomplished through the performance of semi-skilled tasks that require the application of general maintenance and repair techniques, materials, tools and equipment.

Essential Duties

• Perform routine and emergency repairs in residential apartments and public areas including correcting electrical malfunctions, repairing and replacing plumbing fixtures, pipes and fittings, repairing and replacing light bulbs and fixtures, and repairing doors and locks.
• Perform necessary maintenance of HVAC equipment as assigned.
• Perform all necessary scheduled preventive maintenance procedures on designated equipment while following manufacturer’s recommendations.
• Respond to emergency calls for system and equipment failure.
• Complete all work orders in a timely manner while providing detailed information regarding the task(s) performed along with all prescribed/pertinent equipment information.
• Assist other maintenance personnel, when necessary, in the completion of various projects or repairs.
• Assist in maintaining proper levels of material/supplies to ensure the timely and efficient completion of necessary tasks.
• Be expected to work reasonable amounts of scheduled and on‑call overtime and be flexible as schedules may change to include weekends, holidays, evenings and nights.
• Perform additional duties requested by the Director of Hospitality Services or Building Engineer to ensure the effective and efficient operation of the community.
• Attendance is essential; maintain dependability and punctuality as outlined in the attendance policy.

Physical Requirements / Working Conditions

Must be able to lift up to 50 pounds; must use a hand truck or assistance to move larger loads. Must stand, bend, walk, push, pull, climb and descend ladders to 6–8 feet or higher. Work may involve occasional unsanitary conditions, unpleasant odors and exposure to hazardous chemicals.
