Description

Summary

Maintains and repairs physical structures of buildings and maintains grounds by performing the following duties.

Essential Duties and Responsibilities

Under Direction of Supervisor:

  • Coordinates facility repairs and sanitation processes.
  • Conducts routine facilities inspections.
  • Oversees projects and assures work is completed to specifications.
  • Monitors housecleaning and landscaping workers/services.
  • Responsible for fencing and gate maintenance.
  • Provide access to Prevention Park roof for T-Mobile.
  • Assist in renovation or moving of health centers.
  • Coordinate additional pest control needs at health centers.
  • In conjunction with Facilities Manager, responsible for large (refrigerator, washer, dryer) and small (microwave, fan) appliance repair and replacement.
  • Assist with cleaning and maintenance of mechanical and hardware tools.
  • Deliver items to Medical Bridges for purchasing dept. as needed (usually quarterly).
  • Plan preventive maintenance purchases in advance with purchasing department to better facilitate fiscal accounts payable (as opposed to heavy use of expense report and AmEx).

Daily

  • Collect trash from the parking lot and grounds of Prevention Park.
  • Inspect and treat grounds for insect infestations, weed growth, or damage to pavement, fences, gates, landscaping, lighting, etc.;
  • Inspect and correct deficiencies of the building interior including hard floors, carpets, walls, wall plates, doors, ceiling tiles, lights, furnishings, affixed signs, EXIT signs, and emergency lights in stairwells;
  • Monitor HVAC systems, assist with Digital Air Control maintenance.
  • Inspect rest rooms for cleanliness and functioning fixtures/plumbing;
  • Know schedule of meeting room reservations and assist with event set-up for large events.
  • Install, move, remove wall-mounted items office furniture, medical equipment, file cabinets, file boxes, supplies, chairs, etc. as may be directed;
  • Perform routine and minor plumbing and electrical repairs;
  • Escort and assist, as may be necessary, contracted repair and maintenance personnel and delivery/pick-up drivers;
  • Respond to urgencies;
  • Attend staff meetings and training sessions when scheduled;
  • Perform other duties as may be directed.

Weekly

  • Run Prevention Park Fire System pump to verify it is in working order.
  • Conduct visits to outlying clinics on a rotating basis:
  • Perform general repairs and installations;
  • Change light bulbs; replace ballast as needed;
  • Change A/C filters;
  • Check and treat sink drains in clinic laboratories;
  • Inspect and repair EXIT signs and emergency equipment.
  • Verify that door closures are operating properly.
  • Deliver and pick-up items for other departments as needed when on maintenance visit.

Monthly

  • Touch-up paint interior walls;
  • Clean A/C vent grills;
  • Inspect flags for fading and wear, replace when needed;
  • Inspect roof for debris, signs of obstructed or improper drainage;
  • Assist with transfer of files or furnishings to storage or elsewhere as may be directed;
  • Inspect parking lots for out of place tire stops, potholes, signs and other maintenance problems.

Qualifications

  • Reliable transportation.

Education and/or Experience

One year certificate from college or technical school; or three to six months related experience and/or training; or equivalent combination of education and experience.

Language Skills

  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
  • Ability to write routine reports and correspondence.
  • Ability to speak effectively before groups of customers or employees of organization.

Mathematical Skills

  • Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
  • Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.

Reasoning Ability

  • Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions.
  • Ability to deal with problems involving a few concrete variables in standardized situations.
