Role

The Maintenance Apprentice is an essential member of the maintenance team, reporting to the Community Manager. The role requires professionalism, effective communication, and proactive interaction with residents and staff. Responsibilities include performing minor repairs, managing time efficiently, and prioritizing tasks to maintain the property at the highest standards.

Key Qualifications
  • 2+ years of grounds or porter experience.
  • Ability to safely operate property maintenance equipment (pressure washer, leaf blower, snowblower).
  • Perform minor maintenance and repairs.
  • Detail‑oriented and thorough.
  • Strong time management and organizational skills.
  • Work independently and as part of a team in a fast‑paced environment.
  • Understand safety hazards and proper use of cleaning and sanitizing solutions.
  • Good interpersonal skills with a polite demeanor toward staff, prospects, residents, vendors, and visitors.
  • Knowledge of Fair Housing Laws and OSHA requirements.
  • High School Diploma or equivalent.
Key Accountabilities
  • Customer Service and Maintenance
    • Provide exceptional service and high‑quality maintenance.
    • Complete work orders from resident requests and preventative maintenance.
    • Complete make‑ready process for vacant apartments.
    • Assist with grounds, common areas, and amenities maintenance.
    • Support cost‑cutting by fixing parts when possible.
    • Conduct routine inspections for safety and risk management.
    • Manage inventory and equipment usage.
  • Adherence to Property Management Rules, Regulations, and Guidelines
    • Follow safety techniques and report equipment malfunctions and incidents.
    • Attend safety meetings and complete required training.
    • Monitor compliance with regulatory requirements and report violations.
    • Conduct business in accordance with company policies, Fair Housing, ADA, and other laws.
  • Physical Demands & Working Conditions
    • Essential staff, must report to work and follow protocols.
    • May need to work during inclement weather.
    • Frequent standing, walking, climbing, bending, and occasional travel.
