Job summary

Avanath Capital is seeking a Maintenance Apprentice to join our essential maintenance team. This role reports to the Community Manager and emphasizes professional communication, proactive upkeep of property appearance, and timely completion of work orders.

Responsibilities include making minor repairs, assisting with make-ready processes, and ensuring safety and code compliance while delivering excellent resident service. The position offers growth within a supportive team.

Qualifications

  • Knowledge of and ability to safely operate property maintenance equipment.

Maintenance Apprentice

This position is an essential member of the maintenance team, directly reporting to the Community Manager. It requires professionalism, effective communication, and a proactive approach to maintaining property appearance and operations. Responsibilities include performing minor repairs, efficient time management, and task prioritization to uphold the highest standards for residents.

Qualifications
  • 2+ years of grounds or porter experience.
  • Knowledge of and ability to safely operate property maintenance equipment (e.g., pressure washer, leaf blower, snowblower).
  • Ability to perform minor maintenance and repairs as needed.
  • Detail‑oriented and thorough.
  • Strong time management and organizational skills to handle multiple tasks efficiently.
  • Ability to work independently and as part of a team in a fast‑paced environment.
  • Thorough understanding of safety hazards and proper use of various cleaning and sanitizing solutions.
  • Good interpersonal skills with a polite and courteous demeanor toward staff, prospects, residents, vendors, and all visitors of the property.
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements.
  • High School Diploma or equivalent.
Key Accountabilities
Customer Service and Maintenance
  • Provide exceptional customer service with every interaction and deliver high‑quality maintenance service.
  • Complete assigned work orders generated from resident requests, and perform preventive maintenance by diagnosing issues and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
  • Complete the “make‑ready” process to prepare vacant apartments for leasing and new move‑ins by completing pre‑move‑out inspections, creating a “punch” list of maintenance work needed, scheduling vendors and contractors, obtaining supplies, completing tasks, and inspecting finished work.
  • Assist in maintaining grounds, common areas, and amenities by picking up trash and debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
  • Support cost‑cutting and expense control programs by fixing rather than replacing parts when possible, using materials and supplies efficiently, and practicing the correct use of tools and equipment. Assist with routine and periodic property inspections to identify safety and risk management concerns and communicate needs to management.
  • Follow procedures for accessing and obtaining materials, supplies, equipment, and tools by tracking inventory, returning unused items, and notifying the supervisor of re‑ordering needs.
Adherence to Property Management Rules, Regulations, and Guidelines
  • Practice proper safety techniques in accordance with company, property, and departmental policies, procedures, and standards, and immediately report any mechanical or electrical equipment malfunctions, employee/visitor/resident injuries, or other safety issues to the appropriate individual(s).
  • Comply with Avanath’s safety and risk‑management policies by attending and participating in routine safety meetings, completing required training on OSHA and other safety‑related laws and requirements, and reporting accidents and incidents promptly and accurately.
  • Follow established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes related to the area(s) of responsibility and reporting violations or infractions to the appropriate individual(s).
  • Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, and all other laws pertaining to the apartment industry.
Physical Demands & Working Conditions
  • The position is classified as essential staff and requires regular attendance and adherence to all safety and business protocols.
  • May be required to report to work during inclement weather conditions.
  • Frequent standing and walking.
  • Reading, comprehending, writing, performing calculations, and communicating verbally.
  • May work in an elevated site, walk on uneven ground, and occasionally squat, bend, twist, push, or pull.
  • May be required to travel to sister communities to provide maintenance support.

Compensation
