NM Residential is seeking an experienced Property Manager for Aston Park Luxury Apartments in Davenport, FL. The role covers day-to-day leasing, budgeting, resident relations, employee management, rent collection, and overall property performance to ensure profitability.

The ideal candidate has 3+ years in property management and 5 years in leasing/marketing, with strong analytical, organizational and leadership skills to coordinate maintenance, contracts, and regulatory compliance.

Qualifications

• Minimum 3 years of Property Management experience.
• Minimum 5 years of apartment leasing, sales, or marketing experience.
• Strong analytical, organizational, and communication skills.
• Ability to manage budgets and financial reporting.
• Leadership to supervise onsite staff.

Responsibilities

• Oversee daily property operations within budget and directives.
• Manage leasing, rent collection, and legal actions as needed.
• Review financial statements and coordinate with onsite staff.
• Oversee contracts, purchases, and approve invoices.
• Support marketing efforts and record advertising activities.
• Conduct regular property inspections and ensure high standards.
• Hire, train, supervise onsite staff and evaluate performance.
• Ensure compliance with inspections, permits, and licenses.
• Monitor safety concerns and address vendor relationships.
• Coordinate regional or national purchasing opportunities.
