Job summary

ZRS Management LLC is seeking a Property Manager to lead day-to-day apartment operations in Saint Petersburg, FL. You will drive leasing, marketing, and resident relations while guiding a team of leasing consultants and maintenance staff to deliver top service and profitability.

You will conduct market-based rent analyses, manage maintenance workflows, and ensure compliance with company standards. This role requires strong leadership, communication, and organizational skills with flexibility for

Qualifications

• Possess effective time management skills and attention to detail.
• Knowledge of Microsoft Excel, Microsoft Word, and other Microsoft Office products.
• Knowledge of Internet, Email, and social media as it pertains to marketing of community.
• Knowledge of property management software, such as Onesite, Yardi, RealPage, Knock, RentCafe, ResMan, etc.
• Knowledge of business practices and principles.
• Ability to handle multiple projects and tasks.
• Ability to cope with stress in a composed manner.
• Ability to respect and maintain confidentiality.
• Ability to provide timely and accurate response to clients, Regional Manager and the accounting dept.
• Ability to work independently as well as collaboratively in a team environment.
• Flexible to work evenings, weekends, and holidays as needed.

Responsibilities

• Oversee day-to-day property operations including leasing, rent collection, maintenance, and resident relations.
• Develop and implement marketing strategies to attract and retain residents.
• Conduct market research to set competitive rental rates.
• Hire, train, supervise and motivate leasing consultants, maintenance technicians, and administrative staff.
• Collaborate with maintenance to ensure timely work order completion and move-ins.
• Oversee lease renewals, negotiate terms, and maximize retention.
• Conduct regular property inspections to ensure standards and regulations are met.
• Maintain financial records, prepare budgets, and analyze performance.
• Resolve resident concerns and maintain a positive community atmosphere.
