Job summary

SEBASTIAN CONSTRUCTION GROUP in Texas seeks an experienced Preconstruction Manager to lead planning, estimating, and coordination of luxury custom homes.

You will guide projects through the preconstruction process from budgeting to client collaboration and handoff to Operations, with a focus on detail and relationship building.

This role requires strong communication, proficiency with estimating software, and the ability to manage multiple projects in a fast-paced environment.

Qualifications

• 7+ years of experience in preconstruction, estimating, or construction management.
• Strong estimating, budgeting, scheduling, and project planning skills.
• Experience managing multiple projects in a fast-paced environment.
• Excellent communication and relationship-building abilities.
• Proficiency with construction management and estimating software.
• Highly detail-oriented with ability to meet deadlines.

Responsibilities

• Develop accurate project estimates, budgets, schedules, and bid packages.
• Manage the preconstruction process from concept through project commencement.
• Build strong relationships with clients, architects, consultants, and trade partners.
• Lead estimate presentations, OAC meetings, and provide constructability and cost feedback.
• Coordinate permitting, early site work, and other preconstruction activities.
• Partner closely with Operations to ensure a smooth transition into construction.
• Manage subcontractor bidding, scope development, prequalification, and value engineering opportunities.
• Continuously improve estimating processes, tools, and preconstruction standards.
