Job summary

Comstock is seeking an Assistant Property Manager for a luxury high-rise in Charlotte, NC. You will lead and develop the onsite team, drive lease-up activities, and partner with Marketing to create impactful campaigns while ensuring budgeted goals are met.

You will oversee leasing, maintenance, and vendor relationships, with a focus on exceptional resident experience and compliant operations across Fair Housing and ADA requirements.

Qualifications

• High school diploma or equivalent required; college degree preferred.
• 4+ years of progressive property management experience; 2+ years in lease-up at Class A or luxury high-rise.
• 2+ years of supervisory experience leading a team.
• Strong financial acumen, including budgets, financial statements, and variance reporting.
• Expertise in federal fair housing and applicable state/local laws.
• Proficiency in property management software (Yardi, RealPage, or similar), Microsoft Office, and digital marketing tools.
• Demonstrated experience in conflict resolution, customer service, and relationship management.

Responsibilities

• Lead, motivate, and train the onsite team to deliver first-class service and meet corporate goals and values.
• Oversee the onsite lease-up process from first contact through move-in.
• Partner with Marketing to develop and execute marketing strategies for a luxury lease-up community.
• Oversee daily leasing activity, pricing strategies, concession management, and market analysis.
• Address resident concerns in a professional, solutions-oriented manner.
• Assist in preparing the property's annual business plan and oversee daily operations to meet budgeted goals.
• Support monthly financial reporting by completing variance reports, market analysis, accruals, and performance summaries.
• Oversee maintenance operations to reflect luxury standards and ensure timely maintenance.
• Coordinate with construction and development teams for smooth transition from build to operations.
