Job summary

Kairoi is seeking a Groundskeeper to maintain the cleanliness, appearance, and appeal of our multifamily communities. This role supports make-ready processes for vacant apartments and assists the maintenance team to uphold a high standard of resident experience.

Ideal candidates have at least one year in groundskeeping or porter work, a high school diploma, and a valid driver’s license. The position emphasizes customer service, timely task completion, and professional interactions with residents

Qualifications

• At least one year of groundskeeping, porter services, or related experience.
• Excellent customer service and communication skills.
• Strong time management and organizational abilities.
• Ability to work independently and in a team environment.
• Must have a valid driver’s license with no major infractions in the last 12 months.

Responsibilities

• Maintain community grounds, pathways, breezeways, stairwells, parking lots, amenity areas, and dumpster areas.
• Perform routine cleaning tasks: sweeping, picking up trash, and litter removal.
• Care for landscaping: watering plants and removing weeds.
• Clean and sanitize common areas such as lobbies, hallways, fitness centers, and laundry rooms.
• Vacuum, dust, mop, and polish floors and surfaces.
• Empty trash receptacles and replace liners.
• Clean windows, mirrors, and glass surfaces.
• Assist make-ready process for vacant apartments and ensure move-in readiness.
• Support maintenance team with inspections and minor repairs.
