Job summary

CBRE is seeking a commercial real estate valuation professional to perform valuation services and support Portfolio Managers across multiple loan portfolios in the United States. The role involves research, financial analysis and preparing valuation reports.

You will analyze income-producing properties, perform loan covenant testing, and produce monthly and quarterly reports for clients, with a focus on accuracy, client service, and timely delivery.

Qualifications

  • High School diploma or GED required; bachelor’s degree preferred.
  • Experience in Commercial Real Estate Underwriting, Valuation and/or Appraisal preferred.
  • Ability to interpret instructions, write routine reports, and present information to groups.

Responsibilities

  • Conduct research and financial analysis of CRE properties, loans and portfolios.
  • Prepare valuation reports with guidance from the Portfolio Manager.
  • Analyze income-producing properties and market comparisons.
  • Analyze past revenue and expense performance and project a stabilized operating statement.
  • Perform loan covenant testing (DSCR, Debt Yield, Net Worth/Liquidity).
  • Prepare annual and quarterly OSAR reports.
  • Assist Portfolio Managers by monitoring portfolio performance.
  • Provide exemplary client service and prepare monthly/quarterly client reports.

About The Role

Responsible for performing commercial real estate valuation services and general support functions for Portfolio Managers in the servicing of multiple portfolios of commercial real estate loans. Conducts research and financial analysis of commercial real estate properties, loans and portfolios.

What You'll Do
  • Conduct research and financial analysis of commercial real estate properties, loans and portfolios. Assist with data compilation for lender decisions. Make presentation of analysis that will be used for investment, surveillance and risk management related decisions.
  • Complete valuation reports with analytical guidance from the Portfolio Manager. Prepare and complete analysis and research for properties assigned to a valuation report.
  • Examine and analyze simple income-producing properties and prepare an analysis based on market comparisons.
  • Analyze past revenue and expense performance and project a stabilized operating statement.
  • Perform loan covenant testing on assigned loans (DSCR, Debt Yield, Net Worth/Liquidity and others).
  • Complete and approve annual and quarterly Operating Statement Analysis Reports (OSAR).
  • Assist Portfolio Managers by performing tasks involved in monitoring the performance of assigned commercial real estate loan portfolios.
  • Provide exemplary customer service to clients and related contacts.
  • Prepare various monthly and quarterly reports for portfolios as requested by the client.

  • High School diploma or General Education Degree (GED) required. Prior experience and bachelor’s degree are preferred.
  • Experience and/or training in Commercial Real Estate Underwriting, Valuation and/or Appraisal preferred.
  • Ability to comprehend and interpret instructions, short correspondence, and memos and ask clarifying questions to ensure understanding. Ability to write routine reports and correspondence. Ability to respond to common inquiries or complaints from clients, co-workers, and/or supervisor. Ability to effectively present information to an internal department and/or large groups of employees.
  • Requires average knowledge of financial real estate terms and principles. Basic understanding of approaches to the value of commercial real estate assets.
  • Ability to understand and carry out general instructions in standard situations. Ability to solve problems in standard situations. Requires intermediate analytical skills.
  • Intermediate skills with Microsoft Office Suite products such as Word, Excel, Outlook, etc. Advanced knowledge of MS Excel is preferred.
  • Decisions made with general understanding of procedures and company policies to achieve set results and timelines. Errors in judgment may cause short-term impact to co-workers and supervisors.
