Job summary

Job Summary

Under direct supervision of the Community Manager, the Maintenance Superintendent is responsible for the preservation and upkeep of the property. The Maintenance Superintendent will operate within OSHA (Occupational Safety & Health Act) Standards and company safety policies and procedures at all times. Incumbent is expected to have excellent attendance and communication skills, possess the ability to build lasting business relationships, and exhibit professionalism.

Responsibilities
  • Practice OSHA standards and company safety policy.
  • Perform continuing education safety training as required by company and/or State and Federal Law.
  • Complete a hazard assessment form before beginning any task.
  • Utilize proper safety equipment when exposed to moving mechanical parts, fumes or airborne particles, toxic or caustic chemicals, outside weather conditions, and risk of electrical shock.
  • Know all maintenance requirements for the property and ensure all repairs are compliant with local building codes, permitting and regulations.
  • Keep accurate records of preventive maintenance, work orders, unit refurbishing, annual inspections, and inventories in accordance with company procedures.
  • Participate in a standby emergency schedule for evening, weekend and holiday coverage.
  • Perform scheduled maintenance on all equipment based on manufacturer recommendations and operating manuals.
  • Regularly inspect all apartment units, buildings, and common areas, performing repairs and janitorial assistance following the procedures manual.
  • Maintain the grounds according to the scheduled procedures.
  • Provide training for colleagues from other communities, when appropriate.
  • Communicate frequently (at least twice a day) with the Community Manager both verbally and in writing.
  • Report unusual or extraordinary circumstances regarding the property, co‑workers, or residents.
  • Maintain required property uniform and ensure a professional appearance and attitude at all times.
  • Be aware of all contractual obligations relating to maintenance and keep the Community Manager abreast of any incidents of non‑compliance from vendors.
  • Have knowledge of property HVAC units and be able to troubleshoot the system and make repairs to fan motors, thermostats; exclude Freon system repairs unless properly certified.
  • Ensure storage areas and entrances are locked and that adequate lighting is maintained at all times.
  • Obtain a state license for pesticide application if required, and exterminate apartment units and common areas per company procedures.
  • Perform light electrical repairs on appliances, fixtures, switches, outlets, circuits, etc.
  • Perform light plumbing work such as clearing stoppages and replacing fittings.
  • Replace and repair broken glass, tile, screens, draperies, and locks.
  • Perform carpentry work including fitting doors, freeing windows, replacing and building shelves, and refinishing floors.
  • Redecorate vacant units, including painting, cleaning appliances, vacuuming, and preparing a unit for re‑occupancy.
  • Assist in custodial work in common areas (sweeping, mopping, vacuuming, emptying trash, cleaning windows).
  • Maintain and repair all amenities such as pools, spas, ponds, fitness equipment, etc., when applicable.
  • Assist other team members when necessary.
Knowledge, Skills & Abilities (KSAs)
  • Read, understand and follow instructions in handwritten/printed service requests; provide handwritten/typed responses and complete reports according to company procedures.
  • Read and understand manuals, instructions, and other printed materials such as regulation manuals and warning labels.
  • Work under time constraints while staying aware of all work‑safety requirements.
  • Travel for the purpose of conducting property business; must have a government‑issued state ID or valid driver’s license (if required).
  • Have the tools and equipment associated with multi‑family apartment maintenance and experience with specific tools noted in the job description.
  • Be willing to accept other tasks and responsibilities not strictly related to repair and maintenance.
  • Proficient in reading, writing, and speaking English.
  • Limited computer literacy.
  • Complete assigned tasks in a reasonable amount of time.
  • Communicate effectively with co‑workers, residents, and vendors.
Education & Experience
  • Formal training or experience in carpentry, light plumbing, light electrical work, painting, refurnishing, cleaning, and air conditioning.
  • High School Diploma or Equivalent required.
Physical Demands
  • Access all areas of the property grounds safely, regardless of condition or weather.
  • Walk, stand, bend, sit, climb, balance, stoop, kneel, crouch, or crawl for extended periods.
  • Use vision abilities including close, distance, color, peripheral, and depth perception.
  • Safely lift and carry up to 50 pounds without assistance.
  • Move large appliances (ranges, refrigerators, washing machines) using a hand truck.
  • Use hand tools and power tools safely.
  • Ascend and descend ladders unassisted.
  • Tolerate normal levels of caustic chemicals and pest control chemicals.
Qualifications
  • Valid Driver’s License required.
  • Must have EPA certification or ability to obtain within 90 days of hire or promotion.
