Job summary

J & M Property Management seeks an experienced Property Manager for LIHTC/Section 42 communities in Omaha, NE. You will oversee day-to-day operations, leasing, occupancy, resident relations, rent collection, and financial performance, while coordinating with the Compliance Department on documentation and audits.

The role requires strong knowledge of LIHTC and other income-restricted programs, with emphasis on accuracy, timeliness, and regulatory compliance across multiple properties.

Qualifications

• Experience with LIHTC and other income-restricted programs.
• Strong organizational and communication skills.
• Ability to coordinate with Compliance Department to ensure timely documentation.

Responsibilities

• Maintain LIHTC/Section 42 compliance knowledge and occupancy requirements.
• Oversee applications from inquiry to move-in and verify eligibility.
• Prepare or assist with income certifications and recertifications.
• Coordinate annual and interim recertifications and timelines.
• Manage leasing tours, show units, and communicate program requirements.
• Monitor rent collection, accounts receivable, and bad debt.
• Supervise staff, coordinate maintenance, and vendor management.
• Ensure audit-ready property appearance and regulatory compliance.
