Job summary

WellLife Network is seeking a Housing Compliance Specialist to ensure LIHTC properties meet all regulations across NYC, Nassau, and Suffolk counties. You will collaborate with General Services, Fiscal, and Residential Services teams, visiting LIHTC locations regularly to maintain compliance and resident services.

The role emphasizes monitoring lease-ups, file accuracy, recertifications, and reports for tax credit regulators while supporting training and adherence to HUD guidelines.

Qualifications

• Associates degree with at least 1 year of experience in a property management environment.
• Certification in LIHTC or obtain within 6 months from date of hire.
• Knowledge of HUD requirements; accounting experience is a plus.
• Strong verbal and written communication skills.
• Experience and/or education in working with people with disabilities is a plus.

Responsibilities

• Review and monitor initial lease-up activities, including interviews, verifications, income calculations, eligibility determinations, file preparation, and reporting.
• Prepare and execute leases, annual renewals, and required LIHTC documentation for all units.
• Process new applications, annual and interim recertifications, and unit transfers.
• Maintain accurate tenant files, income certifications, eligibility documentation, and recertification records.
• Prepare recertification notices and ensure timely documentation.
• Maintain waitlists and determine financial eligibility for new admissions.
• Coordinate tenant move-ins and move-outs to minimize vacancies.
• Collaborate with General Services to monitor property conditions and upkeep.
• Support rent collection efforts and assist with payment plans as needed.
• Provide training to staff and tenants on utilities and compliance requirements.
• Ensure residents use AppFolio for rent payments and services.
• Monitor LIHTC regulatory changes and implement updates.
