Job summary

SAIL, a Twin Cities multifamily management firm, seeks an Assistant Business Manager to own full-cycle compliance and operational execution for an assigned affordable property. You will handle certifications, eligibility, and reporting with a strict, process-driven mindset.

You will manage leasing, maintenance coordination, and resident relations while ensuring audit-ready files and timely city/state/HUD submissions. Yardi proficiency and LIHTC knowledge are essential for success.

Qualifications

• Minimum 2 years of property management experience with at least 1 year in affordable housing or LIHTC.
• Depth in affordable housing compliance (LIHTC, Section 8, HOME, or layered programs) is highly valued.
• Demonstrated technical knowledge of Tax Credit (LIHTC), Section 8, HOME, and layered affordable housing programs.
• MN Housing Finance Agency and/or HUD compliance experience strongly preferred.
• HCCP, SHCM, TCS, or COS certification preferred (or willingness to obtain within first year).
• Proficiency in property management software (Yardi) and strong documentation skills.

Responsibilities

• Maintain full compliance with LIHTC, Section 8, HOME, and applicable program requirements; keep resident files audit-ready; submit all city, state, MN Housing, HUD, and syndicator reports on time.
• Execute certifications, recertifications, and income verifications accurately and on schedule; manage waitlist and application process per housing authority and program guidelines.
• Oversee day-to-day leasing, maintenance coordination, and resident relations; uphold SAIL policies and operational standards consistently; respond to residents and online reviews with professionalism.
• Hit occupancy, collections, and compliance benchmarks; operate within budget; enter complete, accurate data in Yardi.
