Job summary

Advanced Asset Management (AAM Living) seeks an Affordable Community Manager to oversee daily operations, occupancy, leasing activity, resident relations, and financial performance at an affordable housing community in Texas. The role requires hands-on LIHTC knowledge, income qualification, and full recertifications.

Experience with Bond Property Management and an 80/50 set-aside is strongly preferred, along with AEC exposure.

Qualifications

• Experience as a Community Manager or Property Manager in affordable housing.
• LIHTC housing knowledge and compliance experience.
• Bond Property Management experience is required.
• Experience managing 80/50 set-aside communities is strongly preferred.
• Experience with full resident recertifications (income, assets, docs).
• Knowledge of AEC or similar affordable housing programs is a plus.
• Strong understanding of eligibility, income limits, rent restrictions, and file documentation.

Responsibilities

• Oversee daily operations, occupancy, leasing activity, resident relations, and financial performance.
• Manage affordable housing compliance including income qualification, move-ins, recerts, and documentation.
• Maintain accurate resident files and ensure LIHTC, Bond, AEC compliance and program requirements.
• Coordinate property inspections, audits, compliance reviews, actions, and documentation.
• Supervise on-site staff, vendors, maintenance, unit turns, and make-ready work.
• Monitor rent collection, delinquency, renewals, notices, and related activities.
• Communicate effectively with residents, applicants, staff, ownership, compliance teams, vendors, and agencies.
• Identify and fix operational and compliance issues to sustain occupancy and regulatory compliance.
