Tin Tin Title, a wholly-owned subsidiary of Loan Factory, invites an experienced Title Agent-in-Charge / Senior Escrow Manager to lead our operational launch and oversee state-level compliance across licensing-heavy environments.

You will serve as the regulatory backbone, manage escrow operations, and drive flawless closings using our tech stack (Qualia / AtClose / SoftPro). This role requires Texas-based licensing and a hybrid remote work model.

Qualifications

• Our licensing must be active in CA, TX, or FL with multi-state licensure preferred.
• Five+ years of high-volume residential escrow and title experience, with supervisory responsibility.
• Proficiency with major Title Production Systems and comfortable adopting automated tools.
• Strong escrow accounting, wire protection, and reconciliation skills.
• Ability to build and refine processes in a dynamic environment.

Responsibilities

• Serve as the official DRLP or Agent-in-Charge in multiple states.
• Act as liaison with national title underwriters to meet guidelines.
• Ensure regulatory compliance with DOI, RESPA, and AfBA.
• Oversee end-to-end escrow and settlement operations for complex files.

About Us

We are a newly formed, tech-enabled title and escrow agency backed by Loan Factory, one of the highest-producing mortgage brokerages in the country closing over 1,000 loans per month. We are not a legacy title company relying on outdated software and manual data entry. By integrating API-driven decisioning tools (like Flueid) and automated ledger platforms, we are building a frictionless, modern closing experience.

We are seeking a highly experienced, licensed Title Agent-in-Charge / Senior Escrow Manager to direct our operational launch, oversee state-level compliance, and manage our initial pipeline of captive, high-quality mortgage files.

The Role

As the Title Agent-in-Charge, you will serve as the regulatory backbone and operational leader for our title agency. You will hold the primary state agency licenses, ensure strict adherence to state Department of Insurance (DOI) and underwriter standards, and act as the lead Escrow Officer for complex files.

Because we provide a 100% guaranteed pipeline, this role requires zero sales, cold-calling, or marketing. Your primary focus will be executing flawless closings, managing the escrow ledger, and optimizing our automated title technology stack.

Key Responsibilities

• Compliance & Regulatory Leadership:
• Serve as the official Designated Responsible Licensed Producer (DRLP) or Agent-in-Charge in Texas, Florida, and/or California.
• Act as the primary liaison with national title underwriters (e.g., First American, Fidelity), ensuring all files meet underwriting guidelines and resolving complex title clouds.
• Ensure full compliance with state Department of Insurance regulations, RESPA guidelines, and Affiliated Business Arrangement (AfBA) standards.
• Escrow & Settlement Operations:
• Oversee end-to-end settlement processes for residential refinance and purchase transactions.
• Perform daily 3-way reconcilations of escrow trust accounts, manage wire transfers, and maintain strict accounting safeguards.
• Balance final Closing Disclosures (CDs) and ALTA settlement statements alongside Loan Factory’s mortgage processing team.
• Manage complex title defects and exceptions that fall outside automated decisioning tools (e.g., probate, divorce, unreleased liens).
• Technology & Process Optimization:
• Utilize core Title Production Systems (Qualia / AtClose / SoftPro) to manage initial file volume.
• Collaborate with software engineers to test and refine proprietary API integrations and automated workflows.

Minimum Qualifications

• Licensing: Active Title Producer / Escrow Officer License in good standing in CA, TX, or FL is a must (multi-state licensure strongly preferred).
• Experience: 5+ years of high-volume residential escrow and title experience, including 2+ years in a supervisory or Agent-in-Charge capacity.
• Technical Proficiency: Proficiency with major Title Production Systems (Qualia, SoftPro, or ResWare) and comfort adopting automated software tools.
• Accounting & Compliance: Strong expertise in escrow accounting, wire fraud prevention protocols, and 3-way reconciliation standards.
• Mindset: Adaptable, solution-oriented mindset comfortable building and refining processes in a dynamic environment.

Compensation & Benefits

• Base Salary: $120,000 – $150,000 per year (commensurate with licensing and experience).
• Production Bonus: Lucrative per-file production bonus structure above baseline volume targets.
