JOB SUMMARY

Interact with prospective owners over the telephone and email, effectively using sales techniques to convert them into purchasers. Develop relationships with prospective owners by following up on referrals and leads. Cater the sales experience to the individual needs and preferences of each prospective owner, and follow through with the sales contract process to ensure all paperwork is completed accurately and efficiently. Maintain the customer relationship after the sale to ensure continued satisfaction and develop future business opportunities (e.g., referrals, additional sales).

CANDIDATE PROFILE

Education and Experience

Required:

  • High school diploma or GED; minimum 1 year experience in a similar position
  • Proficiency in English (additional language required for certain positions)
  • Must maintain an active and in-good standing professional Real Estate License where mandated by law

Preferred:

  • One-year related experience

Successful Candidates Will Be Willing To:

  • Work at night (occasionally)
  • Work weekends and holidays as required by business needs

JOB SPECIFIC TASKS

Building and Maintaining Customer Base

  • Answer owner questions regarding properties and amenities; make recommendations based on background information obtained through discovery.
  • Fulfill owner requests regarding pricing, property maps, descriptions, and portfolio information.
  • Monitor contract processing to minimize rescission decisions, provide owner assurance, and ensure timely closings.
  • Follow up on owner referrals.
  • Maintain records of customer contacts to support effective follow-up.
  • Contact owners to monitor satisfaction, inform about promotions, and develop business opportunities.
  • Use Customer Relationship Management systems (e.g., Seibel, Universe) to maintain interaction records and follow up.

Giving Sales Presentations

  • Discover prospective owners' needs through questions and discussions to customize sales presentations.
  • Explain features and benefits of Marriott Vacation Club Destinations.
  • Build rapport and establish trust during warm-up, discovery, and intent stages.
  • Close sales using the approved process.
  • Improve sales presentations through practice and feedback.
  • Present financing options to prospective owners.
  • Finalize deals by signing and notarizing contracts.
  • Follow up with customers via email, phone, or mail, and facilitate use of Vacation Ownership Advisor.
  • Answer questions about construction, financing, maintenance, repairs, and appraisals.
  • Demonstrate and coordinate virtual tours (eTour software).
  • Prepare for daily appointments by reviewing relevant information.

Managing Business Transactions

  • Ensure accurate processing of sales documents.
  • Review contract details with buyers.
  • Analyze problems and develop plans to overcome challenges efficiently and with quality.
  • Review loan applications and financial documents thoroughly.
  • Work with Sales Management to minimize cancellations and ensure timely closings.
  • Encourage upgrades and maximize reload opportunities with EOY owners.
  • Complete end-of-sale documentation.

Providing Services to Others

  • Respond promptly to customer and owner inquiries with accurate information.
  • Leverage resources like Vacation Ownership Advisors to provide effective service.

Other

  • Understand and embody the organization's culture and processes.
  • Manage time effectively to attend meetings, training, and appointments punctually.
  • Enhance sales skills through self-critique, practice, and feedback.
  • Participate in management-led training sessions.
  • Stay informed about current events and locations to build customer relationships.
  • Assist in mentoring other Telesales Executives as requested.
  • Comply with all relevant regulations (e.g., Do Not Call Lists, state registrations).
  • Perform other duties as assigned.
