Job summary

Riverstone Communities in Melbourne, FL is seeking Maintenance Technicians for the Meadows Mobile Home Park. The role covers plumbing, electrical, carpentry and groundskeeping tasks across residential properties, with on-site tools and ongoing training.

Qualifications

• 3+ years in residential or commercial property maintenance or technical fields (plumbing, electrical, HVAC).
• 3+ years in groundskeeping/landscaping.
• 3+ years in carpentry, painting, flooring, drywalling, installing windows/doors, roofing, or framing.
• Ability to be active (walking, bending, lifting up to 50 pounds) and work outside in all weather.
• Valid driver’s license and ability to operate a vehicle to different locations on the property.

Responsibilities

• Repair and replace plumbing fixtures; diagnose leaks and operate sewer cleanout tools.
• Service electrical tasks including lighting, outlets, and breakers; maintain fixtures.
• Perform carpentry like stairs, doors, windows, and framing; install landscaping timbers.
• Complete home repairs (floors, siding, doors/windows, drywalling, painting) and general upkeep.
• Oversee curb appeal; groundskeeping such as mowing, planting, weeding; tune up equipment.
• Read water meters, complete work orders efficiently, and stay under supervision.
• Take online training; comply with safety rules and maintain inventory.

We are currently seeking Maintenance Technicians for our Meadows Mobile Home Park located at 1100 Estates Lane Melbourne, FL 32934.

Maintenance Technician Job Duties:

• Plumbing work such as repairing or replacing faucets and toilets, operating a sewer cleanout auger, diagnosing and repairing a simple water leak
• Electrical work such as light fixtures, GFCI’s, understanding lightbulb wattage, replacing breakers and fuses, replacing outlets and light switches
• Carpentry work such as building stairs and ramps, framing doors and windows, installing landscaping timbers
• Additional residential repairs including replacing/installing floors, installing siding and skirting, installing/replacing doors and windows, drywalling and painting
• Oversee the curb appeal of the community and make sure it is up to Riverstone Communities’ standards which includes:
  • Picking up trash around the community
  • Groundskeeping including lawn mowing, planting flowers, weeding/weed eating, etc
• Complete clean outs of homes
• Read water meters for each home
• Finish work orders in an efficient and timely manner
• Take training classes online/virtually via a computer or tablet
• Complete day to day duties with minimal supervision
• Adhere to all safety laws and regulations
• Conduct regular inventory checks on equipment and supplies
• Other duties as qualified and trained to do so

Maintenance Technician Requirements:

• 3+ years of experience in residential or commercial property maintenance OR in a technical field such as plumbing, electrical, HVAC
• 3+ years of experience in groundskeeping and/or landscaping
• 3+ years of experience in some of the following: carpentry, painting (indoor/outdoor), flooring, drywalling, installing windows and doors, roofing, or framing
• Ability to be very active - walking, bending, standing, and lifting up to 50 pounds
• Willing to work outside in all weather conditions
• Willingness to use technology/learn technology in a basic capacity
• Ability to legally operate a motor vehicle (drive to different locations on the property) with a valid driver’s license

**Specific maintenance knowledge/skills will be tested for accuracy.
