Job summary

The Caton Companies is seeking a Leasing Specialist for Salem, VA. This full-time role manages leases, showings, deposits, and resident relations at our Salem properties.

Typical hours are Monday–Friday, 8:30am–5:30pm, with occasional Saturdays. Benefits include 401(k) and medical/dental coverage; salary ranges from $20.00 to $22.00 hourly. Equal opportunity employer.

Qualifications

Required Education and Experience

• High School Diploma or equivalent
• Previous sales or marketing experience

Preferred Education and Experience

• Bachelor's Degree
• Two years experience in marketing or property management.

Tasks and Activities of the Leasing Specialist

• Completes lease form or agreement and collects rental deposit.
• Responsible for ensuring the "model" apartments and target apartments are ready for show; responsible for maintaining work areas and office in clean and orderly manner; need to have an awareness of the "curb appeal" of the property.
• Thorough knowledge of lease terms, specifications, and all community policies
• Knowledgeable of required telephone and sales techniques.
• Knowledgeable of current market conditions.
• Fully informed of current rental rates, sizes, locations and all amenities of property.
• Maintain contact with all apartment locator services and local businesses to provide informational material. Update periodically.
• Responsible for "shopping" competitive properties.
• Develop full knowledge of application information required, screening processes, and policies regarding rentals.
• Responsible to conduct out-reach marketing at least once a week.
• Develop and maintain an on-going resident retention program under direction of Property Manager.
• Responsible to play an active role in the renewal process.
• Responsible for proper maintenance of all residential and property files.
• Efficient and timely processing of all required administrative forms, reports, and related information.
• Responsible for reporting unusual or extraordinary circumstances regarding the property or residents.
• Courteous, efficient handling of resident requests and complaints.
• Responsible for maintaining a professional appearance and attitude at all times.
• Responsible for seeing educational opportunities and self-improvement for personal growth and development.
• Responsible for assisting the Property Manager in the collection of delinquent rents.
• Plans monthly resident events with assistance of Marketing Manager.

Position Type and Expected Hours of Work

This is a full-time position; typical work hours and days are Monday-Friday, 8:30am to 5:30pm, with occasional Saturdays.
