To market multi-family residential apartments to prospects, locators, real estate agents, and corporate businesses with the purpose of attracting residents to the community.
Major Duties:
- Lease all vacant and upcoming vacant units.
- Accurately prepare all leasing paperwork, including but not limited to:
- Resident Processing Checklist
- Lease Contract and Security Addendum
- Application for Residency
- Move-in Condition Form
- Pet Addendum (if applicable)
- All other lease addenda required by the property
- Collection of security deposits
- Monthly market surveys
Assist in preparing accurate Weekly Activity and Traffic Reports.Report to the Property Manager all extraordinary situations and occurrences related to leasing or resident retention that could affect the community positively or negatively.Inspect the common areas and models before 8:30 am each day.Qualify each prospect according to Company standards.Utilize Guest Cards to follow up with each prospective resident. Follow up with a thank you letter and phone calls.Achieve a minimum closing ratio of 33%.Secure lease renewals, contacting prospective renewals 45 days before lease expiration.Stay informed about competitors by maintaining local product knowledge and conducting monthly market surveys.Market the property through social media and outreach efforts to attract prospects and secure leases.Participate actively in all property-sponsored functions.Participate in HAA seminars and continuing education as necessary.Handle resident requests and issue work orders.Adhere to all Fair Housing Regulations and TAA Red Book laws.Verify application information thoroughly by checking Credit, RCR, Employment, Rental, and Conviction History.Perform other duties as assigned.
