Position Overview

Brightwater Apartments is seeking an experienced and personable Leasing Consultant to join our team. Located in Little Rock, Arkansas, the ideal candidate will have at least 2+ years of leasing experience, preferably with Class A properties, and possess strong marketing skills and a passion for planning resident events.

Summary

The Leasing Consultant is responsible for conducting property tours, managing the leasing process, executing marketing strategies, planning resident events, and maintaining positive resident relations.

Essential Duties and Responsibilities

1. Interview prospective residents and assess their needs and qualifications.
2. Guide prospects through model or vacant apartments, discussing layouts, amenities, and lease terms.
3. Follow up consistently with prospects.
4. Process applications in accordance with company policies.
5. Manage lease renewals as needed.
6. Schedule move-ins and complete all lease paperwork.
7. Ensure apartment readiness before move-in dates.
8. Follow up with new residents post-move-in.
9. Inspect premises periodically and coordinate maintenance.
10. Plan and coordinate resident events.
11. Handle resident requests and complaints courteously and efficiently.
12. Assist with marketing efforts, including market surveys and resident notices.
13. Adhere to all company policies, including safety and Fair Housing regulations.
14. Perform other duties as assigned.

Qualifications and Skills

1. At least one year of leasing experience preferred.
2. Related experience or training, or an equivalent combination of education and experience.
3. Experience with virtual and in-person tours preferred.
4. Familiarity with property management platforms (e.g., Yardi, Entrata, Yieldstar, CRM) preferred.
5. Strong marketing skills, including social media and resident event planning, preferred.
6. Excellent verbal and written communication skills, with strong relationship-building and customer service abilities.
7. A valid driver’s license and auto insurance may be required depending on the property.

Environmental and Physical Demands

This role requires constant walking, standing, and sitting, with frequent stair climbing and occasional bending, kneeling, crawling, squatting, pushing/pulling, and reaching. Lifting less than 10 lbs regularly and over 10 lbs occasionally. Strong finger dexterity, sensory skills, and the ability to communicate effectively are essential. Work conditions include indoor and outdoor environments with moderate noise levels, and potential exposure to chemicals and fumes.
