Job summary

The NRP Group is hiring a Leasing Specialist for a brand new LIHTC community in Mesquite, TX. Under the Community Manager, you will maximize occupancy by generating qualified traffic, scheduling tours, and coordinating move-ins while delivering exceptional service to residents.

Responsibilities include on-site marketing, program development for referrals, maintaining shop and closing ratios, and ensuring LIHTC compliance. Strong MS Office skills and familiarity with Yardi are preferred.

Qualifications

• High school diploma or equivalent required; college preferred.
• Tax Credit Specialist accreditation is a plus.
• 1 year of customer service or sales experience recommended.
• Proficiency in Microsoft Office; familiarity with Yardi is preferred.

Responsibilities

• Conduct all leasing activities: respond to inquiries, give tours, follow up with prospects, and coordinate move-ins.
• Perform telephone market surveys and on-site checks of competitors.
• Suggest on-site marketing strategies and programs to boost occupancy.
• Develop and monitor neighborhood referral programs and move-in packets.
• Lead sales outreach including development, community management, and communications.
• Increase qualified traffic and closing ratios; maintain shop scores.
• Maintain knowledge of LIHTC program for file compliance.
• Adhere to follow-up procedures for prospects and residents; process fees and deposits.
• Inspect apartments with new residents at move-in; complete paperwork.
• Assist with renewals, lease expirations, and notices to vacate.
• Keep files organized; ensure fair housing compliance and occupancy guidelines.
• Inspect market-ready units each morning; ensure show-ready condition.
• May assist at other properties; run errands as needed.
• Provide excellent customer service during resident functions and events.
