Make an impact

The Leasing Specialist reports directly to the Senior Property Manager and is responsible for marketing and leasing activities in a market. The role requires strong sales and leasing knowledge, proficiency in setting and achieving sales and occupancy goals, and a customer-centric approach to retain residents and build rapport. The Leasing Specialist will monitor customer feedback and adjust rental rates and move-in specials accordingly.

Primary Responsibilities
  • Maintain a strong 70-75% closing ratio.
  • Utilize excellent phone communication skills to pre-lease homes and provide outstanding customer service.
  • Set and meet monthly sales, retention, and occupancy goals as defined by management.
  • Monitor vacancy rates, reduce marketing downtime, and assist in setting rental rates and concessions.
  • Complete Comparative Market Analyses (CMAs).
  • Create property descriptions and implement marketing strategies.
  • Assist in resident retention efforts, including follow-ups and move-in checklists.
  • Support application processing and document collection.
  • Follow up daily with prospects and input feedback in Rently.
  • Assist with monthly rent-ready inspections and conduct move-in orientations and renewal inspections.
  • Adhere to company policies and legal regulations.
  • Perform additional duties and projects as assigned.
Qualifications
  • Proficiency with Microsoft Office, especially Excel, and familiarity with PropertyWare preferred.
  • High school diploma or GED; 3+ years of leasing or property management experience.
  • Valid driver's license, insurance, and reliable transportation.
  • Real estate license preferred but not required.
  • Strong organizational, communication, and sales skills.
  • Ability to multitask and work independently.
  • Fluency in English; Spanish is a plus.
