Job summary

Coastal Ridge Real Estate in Richmond, VA, is seeking an Assistant Property Manager to join our student housing team. You’ll be second in command, driving leasing production and ensuring peak property performance.

You’ll assist with financial reporting, maintain assets, and support resident satisfaction across a dynamic community. You will lead tours, process applications, handle renewals, and coordinate with the marketing team to attract and retain residents.

Qualifications

• Leasing and sales experience with a focus on retention and renewal efforts.
• Strong customer service mindset and communication skills.
• Familiarity with property management software and basic office tools.

Responsibilities

• Enter leads into Entrata, contact prospects, and follow up on tours.
• Greet prospects, conduct tours, close leases, and oversee applications.
• Monitor renewals, maintain clubhouse and model units, and support marketing.
• Communicate property value, guide leasing team, and track market offerings.
• Ensure timely rental payments, manage delinquencies, and assist financial reporting.
• Act as Property Manager in absence and perform other duties as assigned.
