Job summary

RedPeak is seeking a Leasing Professional in Denver to be the brand ambassador and main contact for residents and applicants. You will lease apartments by listening to client needs, presenting options, and guiding them through the process.

Qualifications

POSITION SUMMARY

As aRedPeak Leasing Professional ,you’rea brand ambassador and the main point of contact with customers – whether they call your apartment property, visit online,or visitin person.Your role is an important one: to leaseapartmentsby discovering and exceeding the client’s expectations.Yourultimate goalis to help people get what they want through attentive listening, strategic sales skills, and consistentfollow-through.

KEY ACCOUNTABILITIES AND RESPONSIBILITIES:

Improving Occupancy Levels(20%) – Maximize lease and traffic ratios tomaintaina 95% or better occupancy level.Ensurea smoothmove-inprocessbymanaging the leaseflowpaperwork and conductingmake-readywalked prior tomove-in .

  • Increase andmaintainoccupancy with a high close rate for signed leases.Strive to reach weekly/monthly sales goals.
  • Prepare and complete allreservationand lease paperwork with future residents.
  • Work directly with the Sales Manager to helpestablishand execute community marketing initiatives.
  • Run all required checks (credit, background, references, etc.) to confirm the applicant meetsCompanyand other requirements.
  • Keep leasing, LTS,and Yardi software updated withaccurateprospect, resident, and lease information.
  • Scan, organize, and store all documentation related to residents andleasing ofthe Company’s properties under management.

Lead Development (35%) – Use a thorough and personalized approach to manage leads bytheclient’s sense of urgency.Utilize extensive product knowledge to deliver creative client presentations that create a unique and welcoming experience and lead to high conversions that meet or exceed set goals.

  • Answer calls and respond to online/emailleadsin the requiredtimeframe.
  • Discover resident wants and needs todeterminewhich properties or units are the best potential fit.
  • Actively work tosetappointments for tours and build value through phone and email interactions.Coordinate accordingly withtheoffice team.
  • Stay knowledgeable about availability, amenities, and neighborhoods to competently answer all prospective resident questions and/or concerns.
  • Highlight features during showings that build value and meet theresidents’needsidentifiedin the pre-screening process.
  • Consistentlyfollow upafter showings to stay in contact with prospective residents.
  • Conduct regular zone walks and quality control spot checks.
  • Keep informed of current market conditions/trends.
  • Compile comp surveys weekly and shop comps bi-annually or as directed by Sales Manager.

Resident Retention (15%) – Maximize resident satisfaction levels by meeting and exceeding expected quality and service levels.Use proactive andtimelyresponse and follow through, generateinsight, resolve resident conflicts,and encourage a sense of community through interaction and outreach.

  • Walk apartments and prepare move-in gifts to ensure readiness for future residents; prepare keys and change locks for future move-ins.
  • Maintain a positive living environment for community residents by providing excellent customer service, resolving issues promptly and effectively, and consistently following up on residentrequests.
  • Actively work to secure resident renewals.

Teamwork (10%) Collaborate with your team usingproblem-solvingabilities by understanding and managing resident and team expectations through ongoing and effective communication.Utilize flexibility when responding to daily demands as well as in sales efforts.

Physical Requirements

  • Physical requirements are minimal

Minimum Education

  • High School Diploma or equivalent ; Bachelor’s degree preferred

Certifications and Experience
  • High School Diploma or equivalent
