Responsibilities

  • Manage weekly Outreach Program.
  • Approve applications and move residents into Yardi.
  • Coordinate marketing campaigns with Property Manager/consultants.
  • Manage lease renewals.
  • Handle NTV and move-outs in Yardi; complete move-out transmittals within 15 days.
  • Monitor advertising sources for accuracy.
  • Train staff as needed.
  • Respond to resident concerns.
  • Coordinate service-request follow-up.
  • Prepare reports as requested.
  • Oversee expenses and invoicing for media, marketing, and office supplies.
  • Manage site petty cash reimbursements.
  • Monitor water sub-metering moves in/out.
  • Audit lease files for accuracy.
  • Monitor Referral Program.
  • Attend Marketing Meetings.
  • Attend Company Training.

Leasing Manager

Regular Full-Time Management Spotsylvania Courthouse, VA, US

Salary Range: $22.00 To $26.00 Hourly

Position Summary:

The Leasing Manager directs the property's leasing activities, marketing efforts, leasing team members, and other resources. This position is responsible for performing other clerical functions as required to ensure customer satisfaction through the move-in process. The Leasing Manager should successfully achieve established revenue, occupancy, resident retention, and leasing goals and objectives.

Duties and Responsibilities:

  • Oversee all leasing and front desk staff.
  • Monitor leasing activity to include advertising, phone calls, emails, walk-ins as well as Pop Cards and applications.
  • Manage weekly Outreach Program.
  • Approve applications that meet established Horning selection criteria and move new residents into Yardi.
  • Coordinate corporate marketing campaign with the Property Manager and any outside consultant.
  • Manage lease renewal process.
  • Manage NTV and move-outs in Yardi, assisting with the completion of move-out transmittal for non-charged accounts within 15 days of move-out.
  • Monitor all advertising sources (paper and web) for all up-to-date and accurate information. (Including Rent Café, Craig's List, websites, etc.).
  • Provide training of staff as necessary or required.
  • Respond to resident concerns.
  • Coordinate service request follow-up to ensure excellent customer service.
  • Prepare reports as requested.
  • Oversee expenses and invoicing for media, marketing, and office supplies.
  • Manage site petty cash reimbursements.
  • Monitor water sub-metering move-ins and move-outs.
  • Audit lease files for accuracy and complete records.
  • Monitor Referral Program
  • Attend community Marketing Meetings as directed.
  • Attend and participate in all Company Training as directed.

Minimum Qualifications and Requirements:

  • High School Diploma or GED is required along with a minimum of 3 years of relevant experience.
  • Knowledge of property management and the resident life cycle.
  • Knowledge of property management software
  • Knowledge of marketing and advertisement methods
  • Leadership skills with the ability to build, inspire, educate, and mentor teams along with motivating staff.
  • Strong organization and time management skills
  • Strong skills in conflict resolution

Preferred Qualifications and Requirements:

  • Knowledge of property management software such as Yardi, Nexus, or other property management software is preferred.

Physical Demands and Work Conditions:

  • The person in this role must be able to position him/herself (ex: kneel, crawl, crouch down) to fulfill the essential functions of the role none of the time.
  • The person in this role must be able to spend time walking all of the time
  • This position requires the ability to remain in a stationary position (standing and/or seated more than half the time.
  • This position requires the ability to spend more than half the time viewing computer monitors.
  • This position operates machinery and/or equipment that requires the constant use of hands/fingers/wrists (ex: typing, sweeping, slicing deli meat, operating the Point-of-Sale system, etc.) all the time.
  • This position’s work area is climate-controlled (heat/AC) more than half the time.
  • This position requires work outdoors less than half the time.
  • This position is exposed to hazard/chemical materials none of the time.
  • The person in this position must be able to identify and distinguish between colors all of the time.
  • This position operates heavy machinery none of the time.
  • The person in this position must be able to maneuver (lift, move, carry, slide, etc.) 15 - 40 lbs.
