About The Leasing Manager Position
We’re looking for a talented leasing manager responsible for overseeing activities related to apartment rentals, move-ins and move-outs, and lease renewals. The leasing manager also handles marketing and interacts directly with prospective and current residents to achieve maximum occupancy, resident retention, and client satisfaction.
- Ability to focus on the needs of others by listening, understanding, and showing empathy and respect.
- Conducts training, facilitates regular meetings, and coaches leasing consultants to obtain optimal performance.
- Generates and handles traffic, qualifies prospective residents, leases apartments, prepares lease documentation, and completes move-in paperwork and processes.
- Reviews lease applications for accuracy and ensures payment collection before forwarding for approval.
- Conducts outside marketing and employer outreach, reviews internet and marketing ads, and may develop marketing plans.
- Maintains accurate records of traffic activity and assists in translating phone traffic into scheduled tours.
- Provides follow-up via phone, mail, or email, and orients prospective and current residents.
- Processes renewal paperwork and maintains resident files.
- Ensures apartments are in move-in condition, coordinates move-in/out schedules, and inspects units.
- Assists with work orders, shops competitors, and completes market surveys.
- Supports resident activities to increase retention and ensures excellent customer service.
- Manages resident issues, inspects property safety and cleanliness, and complies with policies and laws.
- Performs other duties as assigned.
Education And Experience
- High school diploma required.
- Minimum one year of residential leasing and/or management experience.
- Experience with revenue management systems, Yardi or similar property management software, and reputation management tools.
Skills And Requirements
- Excellent customer service and interpersonal skills.
- Basic knowledge of Microsoft Office Suite.
- Ability to work independently, prioritize, and communicate effectively.
- Valid driver’s license, clean driving record, and auto insurance.
- Completion of Avenue5 Fair Housing, Diversity, and Inclusion Training within 30 days.
