LEASING MANAGER

What could a typical day look like?

Life as a Leasing Professional means that every day is different! This role is an dynamic mix of sales, onsite future resident management, marketing, customer service, and relationship building. In this role you will be able to exemplify the Art of Neighboring.

  • You will not only manage the sales process from start to finish, you will be the face of your assigned community - a true extension of the Kairoi brand!
  • You will be the first impression and interaction that future residents experience.
  • You will make a lasting and welcoming first impression through phone calls, emails, video chats, and in-person leasing tours.
  • An attitude of hospitality and enthusiasm are integral to this role as you provide information, schedule visits, give tours, and determine resident eligibility.
  • In this role you’ll need to be skilled at delivering remarkable service and enhancing the resident experience.
  • You are the At-Home Expert!
  • Keep a pulse on leasing success by maintaining accurate records of leasing activity, traffic, and occupancy reports.
  • This is a sales position, so you will work quickly to close leases to meet acceptable closing ratios as determined by Kairoi; at the same time maintaining professionalism and excellent customer service in all interactions.
  • You should seek to understand current and future resident needs, provide solutions, overcome objections, and build relationships.
  • Being the at-home expert means that you will be able to accurately explain all features of your community including amenities, apartment availability, rent and pricing information, lease agreements, policies, and more.
  • You will follow-up with future and new residents to ensure satisfaction by sending e-mail, thank-you notes, or making telephone calls or other contacts to finalize decisions to lease and/or renew.
  • You will efficiently complete all lease-related paperwork for new residents and renewals (i.e., applications, lease agreements and addenda, employment and credit checks, and move-in packets) with confidentiality and professionalism.
  • You will collect security deposits, rent, and all other funds associated with resident move-ins.
  • You will support the overall marketing efforts and offer input and suggestions regarding promotions, advertisements, etc.
  • You will gather information about markets, competition, etc., and prepare competitive survey reports to analyze the real estate market trends and conditions in the area.
  • You will ensure that we are leaving a remarKable impression through regular inspections of the community, tour path, vacant and model units.
  • Your ability to understand and comply with Fair Housing Laws and practices is essential to this position.

  • You will set the standard for the leasing team! Operate with a servant leadership mentality, maintain high levels of honesty and integrity, and ensure the leasing team is meeting leasing goals.
  • Keep things organized and on track by scheduling and managing daily leasing activities and ensure each community tour is accounted for and held to the Kairoi Standard.
  • Think strategically! Utilize the strengths of your leasing team to implement leasing ideas, strategies, and initiatives to maintain high occupancy levels.
  • You will be a market expert! Provide invaluable insight on the competitive sub-markets and future resident feedback that will drive leasing strategies.

Requirements

Key Skills and Abilities Needed to Succeed in This Role:

  • A minimum of 2-4 years of property management, leasing positions, lease-up community operations, or any combination of the three is required.
  • Strong sales and customer service experience.
  • Organizational, multi-tasking, and communication skills.
  • Experience with Google and Microsoft Office Suites.
  • Excellent follow-up skills via email and phone.
  • Attention to detail.
  • High school diploma or equivalent.
  • Bilingual (English/Spanish) is an added plus but not required.
