About the Opportunity

This is an opportunity for an experienced and motivated Leasing Manager for an on-site position at a Class A Luxury On-Site Portfolio based in LIC, Queens. The Senior Leasing Manager will drive the performance of their assigned properties and play an integral role on a growing leasing team, overseeing 2400 units across 4 buildings, and a staff of Leasing Agents and Admins. The successful candidate will be responsible for overseeing the leasing team and driving all leasing and marketing efforts for the buildings under their portfolio. Strong attention to detail and experience in real estate is essential. A New York Real Estate Salesperson License is required. The successful candidate possesses expert knowledge of rent stabilization laws and leases.

About the Company

Our client is a Class A multifamily owner/operator/developer with over 5000 units in Manhattan, Queens and Brooklyn, NY. A leader in the NYC real estate landscape, the developer owns, manages, and maintains all of their leasing and marketing efforts in-house.

Major real estate company seeks dynamic, Leasing Manager to oversee large, luxury, rental projects in prime, Long Island City totaling about 3000 units including a new development scheduled to launch in the late Spring, 2025. The Leasing Manager will report to the Senior Leasing Manager and will oversee a team of 7 including leasing agents, junior agents, and administrators. Leasing Manager must greet, qualify, and show prospective tenants the property while building value and differentiating the community. The Leasing Manager will also prepare lease packages, track inventory, generate traffic and comp reports while meeting monthly and quarterly goals. These goals include, but are not limited to effectively maximizing occupancy levels, profit levels and property values.

Job Functions include but are not limited to:

  1. Conduct presentations of the building and show apartments to prospective residents.
  2. Prepare and process application documents and all lease agreements for current and prospective residents.
  3. Assist prospective residents with the application process.
  4. Conduct lease signing and ensure accuracy of all lease documents.
  5. Track inventory, manage the rate of absorption through proper pricing, and seasonal adjustments to the market in both upward and downward cycles. Understand the current rental market and set vacancy and renewal rents.
  6. Maintain optimal renewal rate through administering renewal leases.
  7. Track traffic sources and make necessary adjustments to ensure best use of advertising dollars.
  8. Analyze leasing efforts based on the market, competition, seasonal volume, traffic & conversion rates and agent productivity and make effective recommendations to upper management.
  9. Conduct regular inspections of vacant units and common areas.
  10. Interface with residents to address issues and concerns.
  11. Prepare monthly comp reports and regularly shop new and existing buildings.
  12. Maintain a positive customer relations attitude.
  13. Oversee team to ensure proper compliance of corporate and fair housing policies.

Education and Experience:

  1. 4-year college degree preferred
  2. NYS Salespersons License or ability to obtain with 90 days of employment
  3. Minimum 5 years of leasing experience
  4. Minimum 3 years of managerial experience
  5. Knowledge of NYC Rent Stabilization a must
  6. Must have experience processing applications, including running credit checks and completing reference checks, creating leases and utilizing electronic lease signing programs.
  7. Proficient in Microsoft Outlook, Excel and Word
  8. Yardi, Building Link, Nestio a plus
  9. Knowledge of Long Island City is ideal
  10. Must be able to work Saturdays

Base salary plus commission and benefits, commensurate upon experience. Excellent benefits.

Job Type: Full-time, 5 days a week with at least 1 weekend day

COMP:

Base Pay in the 75-85K range PLUS

COMMISSIONS (you can expect to earn in the 150-160K range)
