Fortis Property Management is seeking a Leasing Manager for The Palms Apartments in Charleston, SC. This full-time role focuses on leasing apartments at optimal rents while delivering exceptional customer service and maintaining a strong renewal program.

Responsibilities include showing units, quoting prices, following up with prospects, reviewing traffic metrics, and executing marketing initiatives to increase occupancy.

Qualifications

• Prior leasing/sales experience is strongly preferred.
• Prior experience in a multifamily lease-up phase strongly preferred.
• Proficiency in social media preferred.
• Proficiency with property management software (Yardi, RealPage, MRI, AppFolio)
• Computer skills to include Microsoft Office (Word, Excel)

• Establish and implement high-impact telephone and in-person sales standards to convert leads into qualified leases while maximizing effective rent
• Develop and execute proactive marketing initiatives to boost property traffic
• Regularly review traffic data to identify trends and refine sales strategies
• Show apartments to prospects
• Provide information to prospects via telephone and visits
• Quote prices accurately and follow up on prospects
• Maintain an aggressive lease renewal program
• Inspect apartments for readiness
• Distribute move-in packages
• Adhere to Fortis Properties Management policies and procedures

Property Location: The Palms Apartments

Property Type: Conventional/Partial Lease-Up

Position Overview:

The focus of the Leasing Manager is to lease apartments while achieving the highest effective rent levels possible and maintaining a strong customer service/satisfaction philosophy. You assist in your community's goal to effectively and efficiently lease the property, while also promoting excellence in resident customer and service.

Job Description/Principal Duties and Responsibilities

• Establish and implement high-impact telephone and in-person sales standards to convert leads into qualified leases while maximizing effective rent
• Develop and execute both proactive marketing initiatives and corrective strategy pivots to consistently boost property traffic
• Regularly review and evaluate traffic data to identify trends, measure campaign success, and refine sales strategies
• Show apartments
• Provide information to prospects via telephone and personal visits
• Accurately quote prices
• Follow up on all prospects
• Thorough knowledge of the immediate market and all comparable properties
• Thorough knowledge of the surrounding community
• Ensure all necessary application paperwork is obtained from prospects
• Provide superior customer service
• Collect money (deposits, rents, etc.)
• Prepare and review leases for accuracy
• Maintain effective and aggressive lease renewal program
• Inspect apartments for readiness
• Adherence to and proper implementation of all Fortis Properties Management policies and procedures
• Distribute move-in packages
• Establishment and implementation of standards for telephone and in-person sales skills to achieve qualified leases while maximizing the highest possible effective rent
• Implement corrective and proactive strategies to increase traffic
• Review and analyze traffic results
• Assess the effectiveness of concessions and advertising an make recommendations to the Community Manager
• Other duties as delegated

Knowledge of and adherence to the following:

• Ensure compliance with Fair Housing, ADA, local housing laws, and company policies
• Maintain accurate records, reports, and leasing documentation

Experience

• Prior leasing/sales experience is strongly preferred
• Prior experience in a multifamily lease-up phase strongly preferred
• Proficiency in social media preferred
• Proficiency with property management software (Yardi, RealPage, MRI, AppFolio)
• Computer skills to include Microsoft Office (Word, Excel)

Supervision Received:
