Job summary

GrayCo in Belle Hall is seeking a Leasing Director to lead our leasing marketing efforts, maximize occupancy, and maintain positive resident relations. The role requires strong sales skills, social media acumen, and the ability to manage the leasing process from prospecting through move-in and renewals.

You will drive occupancy targets, coordinate tours, respond to inquiries, and implement advertising strategies across digital channels.

Qualifications

• Minimum 2 years of sales and customer service experience.
• Strong ability to close sales and persuade prospects.
• Excellent verbal and written communication skills.
• Proficiency with property management software, social media platforms, and internet marketing.
• Professional image and adherence to company dress code standards.

Responsibilities

• Lease apartments aggressively and sell property amenities and services.
• Respond to phone inquiries, conduct property tours, and close sales with prospects.
• Manage social media outlets daily to maximize prospective tenant traffic.
• Develop and implement sales and marketing strategies to increase occupancy and achieve budgeted targets.
• Maintain thorough knowledge of property features and competitive market rates.
• Prepare and explain lease documents; ensure all paperwork is complete before the resident move-in.
• Maintain prospect, traffic, and leasing data; manage computer database entry.
• Deliver resident gifts, conduct move-in unit inspections, and assist with resident functions.
• Implement and manage lease renewal programs to maximize resident retention.
• Maintain property curb appeal and help ensure optimal marketability.

Description

The Leasing Director is the property's primary sales and marketing professional, responsible for leasing apartments, maximizing occupancy, and maintaining positive resident relations. This position requires strong sales skills, social media acumen, and the ability to manage all aspects of the leasing process from prospect generation through move-in and renewal. The Leasing Director plays a critical role in the property's financial success.

Key Responsibilities
