Job summary

Cornerstone Residential is seeking a Leasing Agent in Marysville, WA to welcome prospective residents, conduct property tours, process applications, and secure leases. You will support lease renewals and ensure compliance with Fair Housing laws while aligning with management budgets.

The role requires strong customer service, effective communication, and sales skills, with a Monday–Friday daytime schedule and a pay range of $23–$26 per hour, DOE, plus monthly commissions. LIHTC experience a plus.

Qualifications

  • Minimum 1 year of experience in a similar role, preferably within Residential Property Management.
  • Excellent Customer Service skills.
  • Experience in hospitality, retail, sales, or customer service will also be considered.
  • Minimum 1 year of customer service and sales experience.
  • High School diploma or equivalency certificate required.
  • Valid Driver's License, a good driving record, and current motor vehicle insurance which meets State requirements.
  • Must be proficient in speaking, reading, and writing in English.
  • Strong computer skills (MS Office, Google Apps, property management-related software, email, internet, social media).
  • Must be able to pass a background and drug screening.
  • LIHTC experience

Responsibilities

  • Client relations: carry out owner philosophies and meet client objectives in daily operations.
  • Communication: maintain professional communication with applicants, residents, vendors, clients, and guests.
  • Leasing/occupancy: maintain occupancy levels as established by owner/budget expectations; exhibit leasing techniques.
  • Assist with monthly market surveys and analysis.
  • Assist with advertising and marketing strategies for the apartment community.
  • Monitor online marketing sources and update daily.
  • Promote resident/management relations and address customer needs as priority.
  • Assist with resident retention programs.
  • Ensure safety, comfort, and privacy of residents.
  • Guide move-in orientation for new residents.
  • Maintain resident files and reporting systems according to SOPs.
  • Follow risk management procedures and report injuries or incidents.
  • Assist residents with maintenance requests and monitor timely completion.
  • Other duties as assigned.

JOB SUMMARY

Leasing Agents welcome prospective residents, assist with viewing/touring the property, provide accurate information about each apartment home, properly process rental applications, secure lease agreements from qualified persons, and assist with lease renewals as required. The Leasing Agent is responsible for conducting all job duties in accordance with Fair Housing Laws and Company policy and supports the overall objective of meeting the expectations of the Client, based on the respective financial operating budget and management agreement.

CLASSIFICATION

Full-Time, Hourly/Non-Exempt

SHIFT

Monday - Friday 9 am- 6 pm

COMPENSATION

$23-$26 per/hour, DOE (this position is also eligible for monthly commissions).

Essential Duties
  • Client Relations:
  • Responsible for carrying out the philosophies and wishes of the Owner in the daily overall operations of the apartment community to ensure we are meeting the Client's objectives and expectations.
  • Communication:
  • Maintain positive, professional, and effective communication with applicants, residents, vendors, clients, and guests while representing the company.
  • Leasing/Occupancy
  • Maintain occupancy levels as established by owner/budget expectations.
  • Exhibit professional leasing techniques.
  • Assist with the completion of the monthly Market Surveys and analysis.
  • Assist with advertising and marketing strategies for the apartment community as needed.
  • Exhibit closing ratios in regards phone and walk-in traffic per company policy.
  • Assist with ensuring that all online marketing sources are updated (e.g., Craigslist) daily.
  • Promote positive resident/management relations, to retain desirable residents. Place customer need requests and follow up as number one priority.
  • Assist with resident retention programs.
  • Ensure the safety, comfort, and privacy of all property residents.
  • Ensure move-in orientation is completed consistently with new residents.
  • Reporting and Document Management
  • Maintain appropriate resident files including forms, leases, documents in accordance with Company Standard Operating Procedures.
  • Responsible for the daily integrity and confidentiality of resident files.
  • Ensure that documents and reporting systems are maintained, updated, and organized.
  • May assist in periodic reporting requirements as requested.
  • Risk Management
  • Ensure compliance of risk management items such as reporting timely and/all injuries, illnesses, property damage following proper standard operating procedures.
  • Facility Maintenance
  • Assist residents with reporting of maintenance needs.
  • Document facility and maintenance needs and ensure timely completion.
  • Ongoing monitoring of the physical asset and identifying concerns with immediate supervisor.
  • Follow up on maintenance requests to promote resident communication and satisfaction.
  • Other duties as assigned
