Essential Duties and Responsibilities

Include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.

  1. Greet all guests in a standing upright position as they enter the community maintaining the highest quality of customer service.
  2. Ensure that all vacant or to be shown units are locked and unlocked as needed and that the surrounding areas are in "model" condition.
  3. Show units to prospects and follow up on daily traffic.
  4. Prepare all lease documents.
  5. Have prospects complete applications and secure deposits in accordance with company procedures and Fair Housing requirements.
  6. Conduct all business in accordance with RKW's policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other applicable laws.
  7. Update availability reports, process applications for approvals (credit check, background check, rental history, etc.).
  8. Submit processed applications to the Property Manager for approval and follow up with applicants regarding status.
  9. Ensure apartments are ready for residents to move in on the agreed date.
  10. Follow up promptly on prospects that did not close and attempt to re-close or refer to sister communities if needed.
  11. Maintain thorough product knowledge of the property, sister properties, and competitors.
  12. Secure signatures on lease paperwork prior to move-in and orient new residents to the community.
  13. Assist with the renewal program, including sending renewal letters and preparing renewals.
  14. Open the leasing office daily, ensuring cleanliness, preparing refreshments, managing phone systems, and responding to voicemails.
  15. Use proper phone etiquette for all resident communications, maintaining professionalism.
  16. Report any violations of rules and regulations noticed at any time.
  17. Observe safety precautions, report damage, theft, or found articles.
  18. Familiarize with fire alarm system operations and report incidents.
  19. Respond to emergencies such as fires or unauthorized persons by calling police or fire departments.
  20. Close work orders regularly and follow up with residents to ensure completion.
  21. Coordinate with administrative staff to maintain and update resident information in the database.
  22. Assist in developing and implementing marketing strategies to increase property traffic and online leads.
  23. Post and update social media advertisements to maximize property visibility.
  24. Assist with community and resident events.
Job Requirements
  • High School Diploma with two years of leasing experience.
  • Ability to communicate effectively in English.
  • Excellent leasing and closing skills, organized, and proficient with computers and community software.
  • Operate telephone, computer, Microsoft Office, and other relevant software.
  • Ability to understand and explain lease documents.
  • Strong sales skills to promote property products and services.
  • Flexible schedule including evenings and weekends.
  • Adherence to employee handbook expectations.
Physical Demands
  • Some lifting (typically 25 lbs or less).
  • Climb up to four flights of stairs to access units.
  • Walk several acres during community tours.
  • Stand for long periods and sit at a desk for extended times.
  • This is a drug-free workplace.
