Position Summary:
As a Leasing Consultant, you are a dynamic professional who easily relates and communicates with prospective and current residents of your community. With a warm and energetic personality, you will consistently find joy in creating lasting and positive impressions. This role is responsible for coordinating the community's marketing, leasing, and renewal strategies to achieve occupancy and revenue retention goals. A successful Leasing Consultant manages their time effectively, is detail-oriented, trustworthy, a team player, and takes pride in their work. Additionally, this position requires accountability and attentiveness to provide excellent customer service when interacting with residents, colleagues, and vendors.
Primary Responsibilities:
- Walk marketing tour path, open target viewing apartments, ensure apartments, model homes, and community amenities are clean and rent-ready.
- Respond promptly to resident and prospective resident calls and emails in the morning.
- Answer incoming calls, convert phone inquiries into walk-in traffic, and set viewing appointments.
- Tour prospective residents with energy and enthusiasm the Weidner way.
- Facilitate the application process at the end of the tour to ensure successful leasing.
- Review and process all applications immediately upon receipt.
- Communicate timely and respectfully with applicants regarding their application results.
- Follow the Weidner Move-In Experience with all approved applicants.
- Maintain and follow up on traffic in queue.
- Shop competitive properties at least monthly; adhere to daily marketing and leasing strategies.
- Ensure market-ready apartments, common areas, and amenities are clean and maintained daily to Weidner’s standards.
- Assist with distributing resident correspondence and notices while maintaining confidentiality.
- Accompany vendors to units as needed.
- Assist with lease renewals promptly to promote resident retention.
- Keep leasing office clean, orderly, and professional at all times.
- Create, store, and maintain resident files with strict confidentiality.
- Collect revenues including rents, deposits, and fees.
- Accept and document service requests; follow up upon completion.
- Follow all company key logging and storing procedures.
- Maintain regular and effective communication with the Community Director.
- Promote safety and the use of PPE to minimize hazards.
- Respond to and follow up on safety issues, accidents, liabilities, and emergencies immediately.
Qualifications
- Prior customer service experience required.
- Complete tasks safely and efficiently.
- Ability to work in a fast-paced environment with motivation to learn and contribute daily.
- Ability to give clear professional directions in person, over the phone, email, and text.
- Experience with Microsoft Office preferred; willing to learn new software like Yardi and Paycom.
- Adhere to Weidner’s Mission, Vision, and Values, and comply with all policies and applicable laws.
- Prompt, regular attendance; maintain professional appearance and dress code.
- Work effectively independently and in a team environment.
- Willing to work outside normal hours as needed.
- Willing to be assigned to other properties as needed.
- Detail-oriented, well-organized, with a good working knowledge of English.
- Must pass criminal background check and agree to drug testing.
- Reliable transportation and valid driver’s license and insurance.
