Job Summary

Kaftan is seeking a Leasing Consultant who will serve as a company ambassador between the public, tenants, and property team members. The ideal candidate will ensure effective maintenance of leasing activities, market the community to prospective residents, and complete screening policies for applicants. Responsibilities include overseeing and coordinating new resident orientations, performing office management and clerical tasks, maintaining positive relations with residents and team members, and portraying a positive image of the company.

Responsibilities

1. Meet potential renters and guide them on tours of available units.
2. Ensure “model” or “vacant” units are ready for showings.
3. Lease apartments at the highest effective rental level possible, maintaining excellent customer service and satisfaction.
4. Verify prospective resident application data, perform background and credit checks, and assess qualification.
5. Qualify potential residents prior to final application approval.
6. Respond promptly and courteously to resident requests, resolving issues and concerns.
7. Follow up on leads for potential renters.
8. Keep residents informed of changes to rental agreements or upcoming property issues.
9. Complete lease documents accurately and in a timely manner.
10. Maintain organized resident files according to company policy.
11. Enter all resident data into the property management system in accordance with company policy.
12. Inspect apartments prior to move-in to ensure readiness.
13. Assist in developing and maintaining resident retention and renewal programs to meet occupancy and rental goals.
14. Stay current with rental values and amenities offered by competitive communities.
15. Handle rent payments, security deposits, and application fees collections.
16. Ensure community facilities are well maintained.
17. Assist in preparing market survey reports as needed.
