Job summary

ZRS Management is seeking an experienced Property Leasing Manager in Austin, TX to cultivate brand awareness and drive occupancy across assigned assets. You will engage the submarket, implement best practices, onboard and mentor leasing staff, and assist in pricing analysis to meet sales and service goals.

You will establish HR outreach with preferred employers, track resident demographics, and attend resident activities to promote referrals and gather market insights. Equal opportunity employer.

Responsibilities

• Cultivate brand awareness for the assigned client asset(s) to reach target audiences and engage the submarket through local events.
• Ensure operational and sales best practices are consistently implemented to achieve goals for sales and service.
• Assist onboarding of new leasing team members to communicate sales and service expectations and client vision.
• Mentor leasing associates and provide additional training if benchmarks are not met.
• Establish outreach contacts with HR for preferred employers and analyze resident demographics to identify trends.
• Identify and target traffic sources in the community's submarket using trackable methods.
• Attend monthly resident activities to promote referrals and research community demographics.
• Conduct monthly competitor secret shops and report on concessions, trends, and talent recruitment.
• Create excitement within teams through encouragement and leadership.
• Assist Property/Regional Manager in data collection, pricing recommendations and site walks for premium pricing.
• Support preleasing kick-offs for new openings to ensure standards, tour paths, and resident experience are defined.
• Assist with creative and brand collateral for new assets and participate in weekly leasing calls.
• Submit proposed weekly schedules to the RVP and Regional Managers and support other duties as assigned.
