Job summary

Los Angeles Property Management Group (LAPMG) is seeking a Part-Time Onsite Apartment Manager for a 30-unit community in Gardena, living rent-free in a 1-bedroom unit with additional monthly pay. The role entails 88 hours/month, with on-site duties 4 hours/day, Monday–Friday, 8:00 AM–12:00 PM.

The ideal candidate is bilingual (Spanish/English), experienced in onsite management, and capable of coordinating maintenance, leasing, and resident communications.

Qualifications

• Fluent in Spanish & English (required).
• 2+ years of onsite apartment management experience (within the last 2 years).
• Knowledge of Fair Housing laws.
• Strong communication & organization skills.
• Proficient in Microsoft Office; AppFolio experience is a plus.

Responsibilities

• Daily property walks and site cleanliness checks.
• Coordinate and report maintenance needs promptly.
• Communicate with residents (bilingual required).
• Show and lease vacant units; currently 1 vacancy.
• Process applications and rental agreements.

Part-Time Onsite Apartment Manager (30 Units) – Live Rent-Free in a 1-Bedroom Apartment Unit, plus $700 monthly pay!

• Total Hours Worked: 88hours per month
• 4 hours per day

S. Budlong Ave. Gardena, CA 90247 (near W. 141 St.)

This is a great opportunity for a well organized, and reliable professional who enjoys maintaining a clean, well-run community, while living on-site rent-free.

Monthly Compensation & Benefits

• Hourly rate: $18.80
• Total Hours Worked: 88hours per month
• Total Taxable Earning, IncludingHousing Credit: $1,654.43
• Housing (Manager’s Unit) 1-Bedroom Apartment on the 2nd Floor(required to live on-site) value at $931.88 month (this amount is applied as a rent credit)
• Remaining Payroll Pay: $700monthly
• Paid in 2 equal paychecks of $350each
• Paydays: 6th and 21st of every month (via ADP payroll)
• Paid time off: 10 vacation days (40 hours), 6 sick days (24 hours), 6 holidays (24 hours).
• Cell phone reimbursement: $30 per month

Important: Manager is responsible for gas and electric utilities. (Water and trash is included)

Schedule

• Monday through Friday

What You’ll Be Doing

• Daily property walks (cleanliness, safety, overall appearance)
• Coordinate and report maintenance needs promptly
• Communicate with residents (primarily in Spanish)
• Show and lease vacant units (currently 1 vacancy)
• Process applications and rental agreements
• Keep common areas clean and presentable
• Enforce community rules and policies
• Work closely with property management team
• Maintain notes and updates in AppFolio (preferred)

What We’re Looking For

• Fluent in Spanish & English (required)
• 2+ years of recent onsite apartment management experience (within the last 2 years)
• Knowledge of Fair Housing laws
• Strong communication & organization skills
• Comfortable using Microsoft Office (AppFolio is a plus)
• Reliable, professional, and self-managed
• Non-smoking and no pets!
