Job summary

Los Angeles Property Management Group (LAPMG) seeks a Part-Time Onsite Apartment Manager for 40 units in Sherman Oaks, CA. Live in an on-site 1-bedroom unit rent-free and earn about $1,100 per month, plus a housing credit of $954.43.

Work 25 hours/week (Mon-Fri, 8:00 AM–1:00 PM) with 2 payrolls per month. The role requires 2+ years of onsite experience, knowledge of Fair Housing, strong communication, and proficiency with AppFolio and MS Office.

Qualifications

• 2+ years of onsite apartment management experience (within the last 2 years).
• Knowledge of Fair Housing laws.
• Strong communication and organizational skills.
• Proficiency with Microsoft Office; AppFolio experience is a plus.

Responsibilities

• Conduct daily property walks to ensure cleanliness and safety.
• Coordinate and report maintenance needs promptly.
• Manage applications and rental agreements; show vacant units.

Job description

Part-Time Onsite Apartment Manager (40 Units) – Live Rent-Free in a 1-Bedroom Apartment Unit, plus $1,100 monthly pay!

Beautiful townhouse style apartment building located at Circle Drive, Sherman Oaks, CA 91401 (near Van Nuys Blvd.)

This is a great opportunity for a well-rounded leasing professional! You must be attentive to detail, well-experienced with work order follow-ups, tech savvy, highly organized, reliable professional who enjoys maintaining a clean, well-run community, while living on-site rent-free.

Monthly Compensation & Benefits:

• Hourly rate: $18.68
• Total Hours Worked: 110hours per month
• Total Taxable Earning, IncludingHousing Credit: $2,054.43
• Housing (Manager’s Unit) 1-Bedroom Apartment on the 2nd Floor(required to live on-site) value at $954.43month (this amount is applied as a rent credit)
• Remaining Payroll Pay: $1,100monthly
• Paid in 2 equal paychecks of $550each
• Paydays: 6th and 21st of every month (via ADP payroll)
• Paid time off: 10 vacation days (50 hours), 6 sick days (30hours), 6 holidays (30hours).
• Cell phone reimbursement: $30 per month

Important: Manager is responsible for gas and electric utilities. (Water and trash is included). The onsite manager works from manager's unit.. No pets allowed.

Schedule:

• Monday through Friday
• 5 hours per day
• Work must be completed between 8:00 AM – 1:00 PM
• Total: 25hours per week / 88hours per month

What You’ll Be Doing

• Daily property walks (cleanliness, safety, overall appearance)
• Coordinate and report maintenance needs promptly
• Communicate with residents (primarily in Spanish)
• Show and lease all vacant units (currently 20vacancies!)
• Process applications and rental agreements
• Keep common areas clean and presentable
• Enforce community rules and policies
• Work closely with property management team
• Maintain notes and updates in AppFolio (preferred)

What We’re Looking For

• 2+ years of recent onsite apartment management experience (within the last 2 years)
• Knowledge of Fair Housing laws
• Strong communication & organization skills
• Comfortable using Microsoft Office (AppFolio is a plus)
• Reliable, professional, and self-managed
• Non-smoking and no pets!
