Los Angeles Property Management Group (LAPMG) is seeking a Part-Time Onsite Apartment Manager for a 30-unit property in Gardena, CA. Live rent-free in a 1-bedroom unit while earning $700 monthly plus housing credit; hourly rate is $18.80 with 88 hours per month.

Responsibilities include daily property walks, coordinating maintenance, showing units, processing applications, and enforcing community rules. Fluency in Spanish and English is required, with AppFolio and MS Office familiarity a plus.

Qualifications

• Fluent in Spanish and English.
• 2+ years of onsite apartment management experience within the last 2 years.
• Knowledge of Fair Housing laws.
• Strong communication and organizational skills.
• Proficient with Microsoft Office; AppFolio is a plus.
• Reliable, professional, and self-managed.
• Non-smoking and no pets.

• Work closely with property management team.
• Maintain notes and updates in AppFolio.

• Total Hours Worked: 88hours per month
• 4 hours per day

Part-Time Onsite Apartment Manager (30 Units) – Live Rent-Free in a 1-Bedroom Apartment Unit, plus $700 monthly pay!

S. Budlong Ave. Gardena, CA 90247 (near W. 141 St.)

This is a great opportunity for a well organized, and reliable professional who enjoys maintaining a clean, well-run community, while living on-site rent-free.

Monthly Compensation & Benefits

• Hourly rate: $18.80
• Total Hours Worked: 88hours per month
• Total Taxable Earning, IncludingHousing Credit: $1,654.43
• Housing (Manager’s Unit) 1-Bedroom Apartment on the 2nd Floor(required to live on-site) value at $931.88 month (this amount is applied as a rent credit)
• Remaining Payroll Pay: $700monthly
• Paid in 2 equal paychecks of $350each
• Paydays: 6th and 21st of every month (via ADP payroll)
• Paid time off: 10 vacation days (40 hours), 6 sick days (24 hours), 6 holidays (24 hours).
• Cell phone reimbursement: $30 per month

Important

Manager is responsible for gas and electric utilities. (Water and trash is included)

Schedule

• Monday through Friday
• 4 hours per day

What We’re Looking For

• Fluent in Spanish & English (required)
• 2+ years of recent onsite apartment management experience (within the last 2 years)
• Knowledge of Fair Housing laws
• Strong communication & organization skills
• Comfortable using Microsoft Office (AppFolio is a plus)
• Reliable, professional, and self-managed
